Position Overview

Our Client is a full service real estate developer that sources, capitalizes, develops and manages a wide range of complex real estate projects.

Currently experiencing a period of substantial growth, they are seeking a Director, Investments and Development to join their team.

This role will lead the screening of multi-family residential real estate opportunities, manage the evaluation and underwriting of potential investments, and advise senior management on investment recommendations.

In addition, this individual will be responsible for the asset management of several existing residential and mixed-use developments collaborating with various internal and external departments and stakeholders, including the executive team.

The Director, Investments and Development will bring 5+ years of development experience, tested leadership skills and a thorough knowledge of the market.

They will be highly organized, have a strong ability to resolve complex issues, and be a team player.

Role Responsibilities

  • Lead the underwriting and financial due diligence process for multi-unit residential and mixed-use investment opportunities, including pro-forma creation, financial analysis, market research, risk assessment, and preparation of submissions for investment committee and board approval.
  • Asset manage existing residential and mixed use real estate development projects.
  • Collaborate with development, construction, sales and marketing, and leasing teams to ensure successful achievement of project milestones.
  • Manage the financial performance of the residential development portfolio, including tracking budgets, forecasting cash flows, and analyzing investment returns.
  • Participate in the selection of financial sources, structuring deals, and negotiating documents
  • Provide guidance to junior members of the team.
  • Develop detailed corporate reporting and presentation materials while working in collaboration with other team members.
  • Develop and implement investment strategies that align with the firm's overall goals and objectives.
  • Monitor and analyze market trends and competitive activity to identify new investment and development opportunities.
  • Build and maintain relationships with key stakeholders, including partners, lenders, brokers, and other industry professionals.

Desired Qualifications

  • Bachelor's degree in finance, real estate, or a related field. A master's degree is preferred.
  • 5+ years of experience in multi-family residential real estate investment and development, with a proven track record of success.
  • Strong financial modeling and analysis skills.
  • Excellent communication and presentation skills, with the ability to effectively communicate complex concepts to senior management and investors.
  • Strong project management skills, with the ability to effectively manage multiple projects simultaneously.
  • Ability to work independently and collaboratively in a fast-paced, team-oriented environment.
  • In-depth knowledge of the Toronto real estate market and regulatory environment.
