The Opportunity :

The Building Operator, Level 2 is an intermediate level building operator providing operational and technical support as a member of a building operations team in the Vancouver region. The Building Operator, Level 2 may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands. The primary objective of the Building Operator, Level 2 is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

What You Will Do :

• Perform testing, inspect buildings, and maintain documentation on building condition, drawings, etc.
• Work with contractors to complete repairs, obtain pricing and manage maintenance service agreements on site.
• Be a liaison with contractors for construction projects.
• Maintain climate / environmental control (BAS) and other mechanical systems within the building.
• Participate in the on-call rotation which may include all buildings in the portfolio.
• Work collaboratively with other members of the operations team.
• Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
• General maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing.
• Assist with environmental assessments, indoor air quality audits and other reporting studies / investigations.
• participate in corporate occupational health and safety program.
• assist with waste, recycling, and hazardous materials issues.
• monitor computerized control systems.
• respond to tenant service requests and provide excellent customer service when interacting with all tenants and the general public
• assist with insurance and risk management inspections, remedial actions, and reporting.
• remain current and up to date with new industry practices, legislative changes, and new technologies.
• Other assigned duties.

Technical Qualifications - The Building Operator, Level 2 shall have the following technical qualifications or industry equivalency :

The Expected Base Pay Range : $68,000.00-$78,000.00. The Base Pay range is for the primary location for which the job is posted. BGO values the contribution of our employees and our compensation structure may vary based on the geographical location of successful candidates, as well as their experience, skills or qualifications. In addition to base pay, eligible BGO employees participate in various incentive compensation plans, based on individual and business performance as well as a broad range of competitive benefits.
