Job Description

DESCRIPTION :

We are seeking a dynamic and experienced Director of Office Leasing to join our team, reporting to the Vice President, Office Leasing.

This key position will be responsible for overseeing all aspects of leasing activities, including implementing Brookfield’s leasing strategy, preparing new and renewal lease proposals, market analysis, relationship management, negotiation, collaborating with internal and external stakeholders and strategic planning across the Calgary portfolio.

RESPONSIBILITIES :

Prepare new and renewal lease proposals for existing and prospective tenants across Brookfield's 8.4M SF portfolio of office buildings;

drive property investment valuations through strategic leasing.

Stay informed about market trends, forecasting and market analysis to effectively assess and respond to tenant needs and market conditions.

Actively market available office space to prospective and existing tenants.

Conduct property tours with brokers, prospective tenants and key stakeholders.

Address tenant concerns promptly, focusing on delivering excellent customer service.

Deliver results through a combination of informed decision-making, exceptional communication, relationship building and effective use of internal and external resources.

Oversee marketing efforts and coordinate with internal and external teams to develop materials and presentations targeting existing and prospective tenants.

Cultivate and maintain strong relationships with tenants, brokers, industry stakeholders, government agencies and community partners through regular communication and updates on current and upcoming available spaces.

Collaborate with legal counsel, asset management and other stakeholders to negotiate lease agreements that align with company objectives.

Work closely with asset management and capital market teams to identify strategic investment opportunities and mitigate risks.

Participate in regional and national management meetings to coordinate strategic initiatives across the portfolio.

Provide regular reporting and communication to internal departments within Brookfield including; construction, property management, asset management and co-ownership groups.

Attend client meetings, industry events, and other engagements outside of regular working hours, as needed.

Prepare comprehensive proposals and presentations outlining financial analysis of potential deals.

Utilize financial models with extensive knowledge of NER and other financial calculations to analyze and evaluate lease deals against proforma models.

Prepare monthly / quarterly reports detailing leasing prospects and status updates.

Attend regular co-owner meetings to discuss current challenges and opportunities.

Contribute to the preparation of the annual leasing budget, provide strategic direction and input into leasing strategies.

Perform other duties as required to support the leasing team, asset management, capital markets and company objectives.

QUALIFICATIONS

SERVICE / PERSONAL SKILLS :

Takes a team-first approach that builds upon Brookfield’s strength in the marketplace and commitment to its client base.

Ability to establish effective relationships with various internal and external stakeholders.

Excellent financial analysis, verbal and written communication skills with a strong focus on real estate finance, report writing and presentations.

Strong aptitude for marketing and negotiating.

Self-starter who demonstrates strong leadership through setting priorities in a fast-paced environment.

Consistent courteous and professional customer service skills that develop and sustain relationships with both internal and external customers.

EXPERIENCE & TECHNICAL SKILLS :

Strong knowledge of market fundamentals, leasing principles and financial analysis.

Extensive experience in commercial real estate leasing, with a proven track record of successful lease negotiations and relationship management.

Experience working with tenants and brokerages in developing long-term relationships in the commercial real estate industry.

Experience working with VTS Platform (nice-to-have)

Advanced level MS Office Suite : Excel, Word, PowerPoint, and Outlook.
