Job Overview

Reporting to the Senior Property Manager, as the Community Manager , you will be joining a dynamic property management team for our brand new residential building in downtown Edmonton, The Switch at Station Lands, where you'll oversee daily operations, manage tenant relations, and ensure our properties are well-maintained and welcoming.

This role is crucial in providing top-notch customer service and maintaining the high standards our communities are known for.

Your day-to-day responsibilities will include :

  • Acting as the first point of contact for tenant inquiries and requests, ensuring tenants receive excellent customer service.
  • Attending to rental matters, processing lease applications, administering lease agreements, collecting rent, showing vacant units, and responding to after-hour issues.
  • Conducting routine inspections of suites, common areas, buildings, and property grounds to ensure cleanliness and proper maintenance.

Ensuring required repairs on vacant units are scheduled and completed in a timely manner to minimize vacancy.

  • Conducting market research on competitors’ properties and completing comprehensive competitor surveys to stay on top of market trends.
  • Ensuring contractors provide excellent quality service on all basic seasonal maintenance, including snow removal, application of ice-melt or sand to ensure sidewalk and parking lot safety, and property landscaping.
  • Coordinating maintenance work and repairs with in-house maintenance staff or third-party trades. Supervising and ensuring that projects are completed according to quality standards.
  • Maintaining inventory of property cleaning supplies, plumbing parts, etc.
  • Completing reports on property performance, including tenant move-in / out reports, property traffic reports, vacancy reports, turnover reports, snow logs, and other reports as required.
  • Supervising, developing, and providing guidance to on-site team members. Ensuring clear directions are given and that work is carried out safely.

Essential Requirements

  • High school Diploma, or equivalent.
  • Minimum 3 years of relevant work experience in supervision of property management overseeing large or multiple properties.
  • Valid driver’s licence and access to reliable vehicle.
  • Satisfactory verification of criminal record check.
  • Physical able to carry out basic maintenance duties.
  • Comfortable using office equipment, Microsoft Office programs (Outlook, Word, Excel, Teams, SharePoint and PowerPoint), and property management software (Yardi etc.)

Working Conditions

You primarily work in an office setting. This role requires the ability to work flexible hours, including evenings, weekends, and holidays to accommodate the needs of the business.

Overtime may occasionally be required.
