Overview
The Controller leads the accounting function for a growing real estate organization and plays a strategic role in supporting the CFO. This position oversees all accounting operations across holding companies, development projects, and property management entities.
The ideal candidate is a hands‑on leader with deep expertise in real estate accounting, joint ventures, LP structures, trust accounting, and is highly skilled in Yardi Voyager. The Controller will ensure financial accuracy, drive process improvements, and support the company’s growth and long‑term objectives.
Key Responsibilities
Leadership & Team Development
- Lead and mentor accounting team members, fostering a collaborative and accountable culture.
- Set clear expectations, conduct regular check‑ins, and support professional growth.
- Promote continuous improvement, learning, and innovation within the team.
- Partner with HR to support performance reviews, talent development, and succession planning.
Strategic Financial Partnership
Work closely with the CFO to provide timely, accurate financial insights to internal and external stakeholders.Support strategic planning, budgeting, and forecasting across multiple entities.Present financial information clearly and proactively advise leadership on financial impacts and risks.Oversee full‑cycle accounting for holding companies, development projects, and property management operations using Yardi Voyager as the primary accounting platform.Prepare annual corporate budgets and updates in conjunction with relevant stakeholders.Ensure monthly, quarterly, and annual management reporting and financial statements comply with ASPE and IFRS.Manage inter‑company transactions, reconciliations, budgeting, and variance analysis.Maintain robust cash flow forecasting to support operational and strategic decisions.Compliance & Governance
Ensure compliance with all tax and regulatory requirements.Liaise with CRA and external auditors on GST, income tax, and other reviews.Oversee preparation of tax filings for corporations, partnerships, joint ventures, etc. and ensure accuracy prior to final approval.Maintain strong internal controls, accounting policies, and governance processes.Payroll & Benefits Oversight
Oversee payroll accuracy, compliance, and approvals.Work with HR to manage taxable benefits, extended health invoicing, and reporting.Review and approve T4s, T4As, WCB, EHT, and other regulatory submissions.Allocate payroll costs between entities and manage consultant payments.Stakeholder Relations
Build strong working relationships with Development, Operations, HR, lenders, and investors.Provide clear and timely financial reporting to internal and external stakeholders.Respond promptly to investor inquiries and ensure transparency in financial communications.Job Qualifications
7–10 years of progressive accounting experience, including at least 3 years in a leadership role.Advanced proficiency in Yardi Voyager is required.Experience in real estate development and property management accounting.Strong knowledge of ASPE and IFRS reporting standards.Expertise with complex organisational structures, joint ventures, LP / GP structures, and trust accounting.Understanding of payroll rules, taxable benefits, corporation and other entity taxes and filings.Proven ability to lead and develop high‑performing teams.Advanced Excel proficiency and experience with accounting software.Company perks and discounts (Goodlife, Perkopolis, etc.).RRSP contribution.Dynamic, driven, and supportive team environment.Seniority level
