Industrial Building Operator – GWL Realty Advisors

We are seeking a skilled and motivated Mobile Industrial Building Operator to join our team. In this role, you will be responsible for ensuring our industrial properties are operated and maintained to the highest standards of safety, presentation, and environmental sustainability. You will work across multiple sites, supporting building operations, maintenance, and compliance.
Location : Multi sites within Calgary and Airdrie, Alberta
Responsibilities
- Assist in the efficient, effective, and successful control of all base building equipment and systems such as rooftop units, air‑handling systems, irrigation systems, etc.
- Support contractors in completing tasks; obtain estimates and quotations for building‑related work.
- Knowledge of water treatment, chemical testing, critical system checks such as fire pump runs, etc.
- Ensure compliance with applicable codes and regulations.
- Actively participate in energy management initiatives for mechanical and ventilation systems.
- Manage tenant service requests via the Angus TR system, ensuring prompt and satisfactory resolution.
- Maintain high standards of cleanliness and housekeeping across all properties.
- Perform scheduled preventative maintenance using the Angus PM system.
- Conduct regular building inspections and address or coordinate necessary repairs.
- Adhere to all Corporate OH&S policies, including environmental and sustainability protocols.
- Track and schedule work to ensure timely completion of maintenance, repairs, compliance testing and inspections.
- Maintain accurate operator logs, checklists, and inspection records.
- Day Shift – 8 : 00 AM to 4 : 00 PM.
- Rotating on‑call schedule and emergency response if required.
Qualifications
Minimum 3+ years of experience in commercial property operations, preferably in industrial settings.Valid driver’s license and access to a reliable, work‑appropriate vehicle.Strong technical knowledge of HVAC systems, plumbing, electrical, BAS, and life safety systems.Tech savvy professional with proficiency in computer systems & software applications.Hands‑on mechanical and electrical skills with strong troubleshooting abilities.Strong communications skills for technical and non‑technical audiences.Collaborative and team‑oriented approach to problem‑solving.Valid 5th Class Power Engineer’s Certificate of Competency preferred; candidates with relevant experience may also be considered.What We Offer
