The RMS Group is seeking an experienced DevelopmentManager to lead multiple new development and re-development projects within our growing portfolio. In this role, you will work closely with our development, construction, and asset management teams to optimize project programs, enhance financial performance, and deliver high-quality real estate assets that align with RMS’s vision and values.
Key Responsibilities
- Identify, evaluate, and analyze potential development, redevelopment, and enhancement opportunities that align with RMS objectives.
- Conduct feasibility studies and prepare project proformas, schedules, budgets, and cash flow analyses to evaluate project viability and returns.
- Oversee program development and site planning, managing projects from early concept through to completion.
- Establish and lead multidisciplinary project teams, coordinating internal departments (legal, asset management, design, leasing) and external consultants (architects, engineers, attorneys).
- Lead municipal engagement activities, building productive relationships with planning departments, regulatory bodies, elected officials, and community stakeholders.
- Manage municipal approvals and permitting processes, ensuring timely and accurate submissions, regulatory compliance, and effective resolution of planning issues.
- Assist with securing project debt financing, public incentives, tax credits, and partnership arrangements.
- Support project financing activities by preparing investment and capital expenditure approval requests and compiling Investment Committee submission packages.
- Monitor project performance against schedule, budget, and ROI targets, preparing monthly status reports and updates for senior leadership.
- Liaise with Accounting, Asset Management, and Operations to support accurate reporting, financial forecasting, and seamless transition of assets into the management portfolio.
- Collaborate with Construction teams on design coordination, approvals, construction milestones, utility applications, and occupancy permit processes.
- Represent RMS in a professional manner at municipal hearings, public forums, and community engagement sessions.
- Stay current on emerging real estate programs, planning initiatives, and municipal policy developments to inform development strategy and portfolio performance.
Qualifications
Minimum 2 years of post‑secondary education in a relevant field (e.g., real estate, business, planning, finance, or related discipline).5–10 years of real estate management and / or leadership experience, preferably in development, construction, or asset management.Proven track record managing complex, multi‑stakeholder projects from concept through completion.Strong financial acumen with experience in proforma development, budgeting, and cash flow analysis.Excellent communication and presentation skills, with confidence engaging municipal officials, community stakeholders, and senior executives.Demonstrated leadership abilities.#J-18808-Ljbffr
