This job offers the opportunity to work from home as part of a hybrid work arrangement. This arrangement will allow you to work some days at a TCHC work location and the rest of the time from home. The amount of time required to work at a TCHC work location is flexible, while considering operational and service delivery requirements.

The Senior Financial Analyst - Financial Modelling and Financing is responsible for conducting thorough funding analysis and developing comprehensive financial models for funding opportunities and grants from the Canada Mortgage and Housing Corporation (CMHC) or other financial institutions. This role will lead the financial impact statement review of Board / Committee reports and support the refinement of business models to aid strategic decision-making.
What you’ll do
Financial Modelling and Analysis
Develop, maintain, and enhance detailed financial models for multi-residential real estate projects, including proformas and cash flow analyses, to evaluate funding opportunities and grant applications.Analyze funding proposals and provide detailed recommendations to senior management.Conduct sensitivity analyses and scenario planning to assess the financial impact of various assumptions and market conditions to support decision-making processes on the total construction project life cycle costing, as well as the operating proforma optimization.Collaborate with Development teams to gather necessary data and inputs for model development.Collaborate with City teams to perform TCHC portfolio wide analysis and support City Council housing projects deliveryFunding and Grant Analysis
Identify and evaluate financing stack and options for multi-residential real estate projects, including debt, equity, and alternative financing structures.Prepare and submit detailed funding applications, ensuring compliance with all requirements and deadlines.Liaise with funding agencies and financial institutions to secure and optimize funding arrangements.Prepare and present funding recommendations to senior management.Financial Impact Statements
Lead the review and analysis of financial impact statements for Board / Committee reports.Provide clear and concise summaries of financial implications, risks, and opportunities.Collaborate with cross-functional divisional teams to gather and validate financial data for reporting purposes.Strategic Decision Support
Provide strategic financial insights and recommendations to senior management.Support long-term financial planning and strategic initiatives by providing robust financial analysis.Monitor and report on key financial performance indicators and metrics.Business Model Refinement

Build and maintain strong relationships with internal and external stakeholders, including TCHC teams, cost consultants, and funding agencies.Communicate financial analysis results and recommendations effectively to non-financial stakeholders.What you’ll need
University degree in Finance, Mathematics or CommerceAccounting designation i.e. CA, CMA, CGA or CFA designationMinimum of 5-7 years of experience in financial modeling and financing, and funding / grant analysis, preferably within the multi-residential real estate industry, or the non-profit housing sectorAdvanced proficiency in Microsoft Excel, including experience with complex financial models and VBA, or other economics modelling software and applicationsExperience with funding applications criteria and grant processes, particularly with CMHC, Infrastructure Ontario, and other similar fundersExcellent analytical and problem-solving skillsStrong communication and interpersonal skills, with the ability to present complex financial information clearlyAbility to manage multiple projects and meet tight deadlinesDetail-oriented with a high level of accuracy in financial analysis and reportingWhat’s next
