Role and Objectives:
The Development Manager will be responsible for overseeing the company’s involvement in local real estate development projects, with a focus on incorporating our modular and prefabricated mass timber product offerings into the projects. Additionally, the Development Manager will be responsible for spearheading local business development efforts to drive opportunities within the West Kootenay region. The Development Manager will also play a key role in the oversight of internal construction projects for current and future manufacturing operations.
Responsibilities:
- Coordinate the preliminary evaluation of potential building sites to determine potential development strategies, including due diligence (environmental, geotechnical, zoning, encumbrances, etc.)
- Prepare proforma evaluation of potential building sites based on desired building program, allowable height/density, and expected development costs (site servicing, construction, financing, etc.)
- Solicit proposals for and manage performance of multidisciplinary project teams, ranging from architects and subconsultants to trade contractors and material vendors
- Manage design process as well as necessary permits/entitlements to ensure cost effective, constructable project designs
- Work directly with project team members to define and coordinate project requirements and scopes of work, requests for proposals, and bid submittals
- Issue and manage construction contracts and subcontracts to ensure completeness and required terms and conditions are met
- Review and report out on project status, identify project challenges, and make recommendations to solve project issues as they are recognized
- Assist company efforts to secure new business, primarily focused within the West Kootenay region, primarily through networking and project consultation
- Oversee and support building maintenance and infrastructure requirements at all manufacturing sites
Requirements:
- Post-secondary degree or diploma in Construction Management, Engineering, or Architecture, and/or equivalent work experience
- 10+ years of experience working in the construction/development industry
- Strong technical knowledge of construction practices.
- Experience with mass timber and prefabricated construction is considered an asset.
- Knowledge of applicable contracting practices, building code and municipal development requirements
- Strong interpersonal and communication skills with a customer focus
- Experience leading diverse teams
- Strong analytical, organizational & planning skills
- Strong computer skills
Work Conditions:
- Location: Head Office, Castlegar.
- Occasional exposure to dust and fumes.
- Exposure to industrial noise, moving equipment, and overlapping work-zones.
- Occasional climbing and carrying.
- May be required to visit construction and/or real estate property as required
Compensation Package:
- Salary: $106,400 - $146,300 per year
- Schedule: Monday – Friday
