What You Will Do :

• Assists in diagnosing problems and repairs in the areas of HVAC, electrical, and plumbing.
• Performs preventative maintenance as assigned.
• Ensures maintenance issues and repairs are being responded to promptly and professionally.
• Performs property inspections on a regular basis to maintain cleanliness and identify problems.
• Ensures excellent customer service to prospective and current residents and promotes a quality living experience for all residents.
• Promotes and participates in Company-sponsored training programs within the required time frame.
• Works with general manager on creating contracts.
• Orders supplies, works with general manager on budget.
• Monitors work order system ensures all work orders are up to date.
• Reads all maintenance reports including work orders, preventative maintenance and talks with general manager to ensure all work is taken care of in a timely manner.
• Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
• Complies with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
• Works shifts may be changed accordingly dependent upon business needs.
• Performs other duties as required.

What You Will Bring :

• Possess a Fourth Class Power Engineer License or a Diploma / Certificate in Refrigeration, Air Conditioning, Heating and Gas Technology
• Minimum of 3 years of progressive experience and responsibility in a maintenance field.,
• Strong mechanical aptitudes, and a working knowledge of electrical, and mechanical systems
• Excellent trouble shooting and diagnostic skills
• Ability to define problems, and resolve them quickly, familiarity with local building codes and OSHA regulations.
• Familiarity with all current health and safety regulations.
• Requires excellent oral and written communication skills.
• Ability to work well with ever changing priorities and or situations.
• Must be a self-starter who can work well with people at all levels both in and out of the plant.
