They are seeking an experienced Property Manager to oversee a multi-provincial residential portfolio of mid-rise rental buildings. This role is responsible for operational excellence, financial performance, regulatory compliance, and leadership of on-site teams, while ensuring a high-quality resident experience.
This is a confidential search intended for a seasoned property management professional who thrives in a hands-on leadership role and is comfortable managing assets across multiple jurisdictions.
Key Responsibilities
Portfolio & Team Leadership
- Lead, coach, and support on-site Resident Managers and building staff across multiple properties
- Ensure consistent operational standards, staffing coverage, and service delivery
- Oversee hiring, onboarding, performance management, and ongoing training of site teams
- Conduct regular site visits and property inspections to maintain quality and compliance
- Ensure adherence to company policies, health & safety requirements, and customer service standards
Operations & Maintenance
Oversee day-to-day property operations, maintenance programs, and suite turnoversManage suite renovations, building upgrades, and capital improvement projectsSource, coordinate, and manage third-party contractors and service providersReview and approve invoices, service contracts, and expenses within approved budgetsMaintain strong vendor relationships to ensure quality, value, and responsivenessCoordinate leasing activity and vacancy marketing in collaboration with internal resourcesFinancial Management
Prepare and manage annual operating budgets in collaboration with finance leadershipMonitor financial performance and implement corrective actions as requiredConduct rental market analysis and make data-driven pricing recommendationsReport on portfolio performance, operational risks, and capital projectsResident Relations & Compliance
Handle escalated resident issues with professionalism, discretion, and empathyEnsure compliance with Residential Tenancy legislation in BC, Alberta, and OntarioManage landlord remedies and enforcement actions in accordance with legislationRepresent ownership at Residential Tenancy hearings when requiredAct as a liaison between residents, site teams, and executive leadershipRisk Management & External Relations
Ensure emergency preparedness protocols are in place and understood at each siteRepresent ownership professionally with contractors, vendors, and regulatory bodiesMaintain documentation and reporting standards across the portfolioMust-Have Qualifications
3–5+ years of residential property management experience, including at least 3 years in a leadership or multi-site roleDemonstrated experience managing multiple residential buildings, ideally across provincesStrong working knowledge of Residential Tenancy legislation (BC required; Alberta and Ontario highly preferred)Proven ability to lead teams, resolve conflict, and manage performanceStrong financial acumen, including budgeting, variance analysis, and cost controlHighly organized with the ability to manage competing priorities across multiple sitesProficiency with MS Office and property / task management software(Experience with RentManager, Asana, DocuSign, or similar platforms considered an asset)Valid driver’s license and access to a reliable vehicleWillingness to travel occasionally between regionsIf this sounds like the role for you, please apply today!
