Our client is a well-established and growing residential real estate organization. They are seeking an experienced Property Manager to oversee a multi-provincial residential portfolio of mid-rise rental buildings. This role is responsible for operational excellence, financial performance, regulatory compliance, and leadership of on-site teams, while ensuring a high-quality resident experience.

This is a confidential search intended for a seasoned property management professional who thrives in a hands-on leadership role and is comfortable managing assets across multiple jurisdictions.

Key Responsibilities

Portfolio & Team Leadership

  • Lead, coach, and support on-site Resident Managers and building staff across multiple properties
  • Ensure consistent operational standards, staffing coverage, and service delivery
  • Oversee hiring, onboarding, performance management, and ongoing training of site teams
  • Conduct regular site visits and property inspections to maintain quality and compliance
  • Ensure adherence to company policies, health & safety requirements, and customer service standards

Operations & Maintenance

  • Oversee day-to-day property operations, maintenance programs, and suite turnovers
  • Manage suite renovations, building upgrades, and capital improvement projects
  • Source, coordinate, and manage third-party contractors and service providers
  • Review and approve invoices, service contracts, and expenses within approved budgets
  • Maintain strong vendor relationships to ensure quality, value, and responsiveness
  • Coordinate leasing activity and vacancy marketing in collaboration with internal resources
  • Financial Management

  • Prepare and manage annual operating budgets in collaboration with finance leadership
  • Monitor financial performance and implement corrective actions as required
  • Conduct rental market analysis and make data-driven pricing recommendations
  • Report on portfolio performance, operational risks, and capital projects
  • Resident Relations & Compliance

  • Handle escalated resident issues with professionalism, discretion, and empathy
  • Ensure compliance with Residential Tenancy legislation in BC, Alberta, and Ontario
  • Manage landlord remedies and enforcement actions in accordance with legislation
  • Represent ownership at Residential Tenancy hearings when required
  • Act as a liaison between residents, site teams, and executive leadership
  • Risk Management & External Relations

  • Ensure emergency preparedness protocols are in place and understood at each site
  • Represent ownership professionally with contractors, vendors, and regulatory bodies
  • Maintain documentation and reporting standards across the portfolio
  • Must-Have Qualifications

  • 3–5+ years of residential property management experience, including at least 3 years in a leadership or multi-site role
  • Demonstrated experience managing multiple residential buildings, ideally across provinces
  • Strong working knowledge of Residential Tenancy legislation (BC required; Alberta and Ontario highly preferred)
  • Proven ability to lead teams, resolve conflict, and manage performance
  • Strong financial acumen, including budgeting, variance analysis, and cost control
  • Highly organized with the ability to manage competing priorities across multiple sites
  • Proficiency with MS Office and property / task management software
  • (Experience with RentManager, Asana, DocuSign, or similar platforms considered an asset)
  • Valid driver’s license and access to a reliable vehicle
  • Willingness to travel occasionally between regions
