Currently, we own and manage 15 projects :

  • Approx. 4,000 potential residential units in pre-development
  • 435 residential units at various stages of construction
  • 74 operational rental residential units
  • 1 operational commercial plaza

Role Description

This is a full-time on-site role for a Construction Superintendent located in the Greater Toronto Area, Canada. The Construction Superintendent will be responsible for overseeing construction projects, managing construction site operations, ensuring construction safety protocols are followed, organizing project schedules, and budgeting for construction activities.

Superintendent Responsibilities and Oversight :

  • Execute the full construction process, ensuring compliance with design specifications, building codes, and quality standards.
  • Coordinate and monitor the activities of subcontractors, suppliers, and labor materials.
  • Develop on-site plans and procedures for field operations and logistic plans.
  • Obtain appropriate licenses and permits, set up temporary power and trailer / compound, sighting extras (O&E) are in place, and drawings are documented, and necessary equipment are ordered per schedule.
  • Develops and manages a construction team including unionized labourers.

Scheduling and Progress Monitoring :

  • Create and update construction and progress schedules.
  • Prepare regular job reports for project meetings.
  • Ensure the project stays on track and is completed within the specified timeframe.
  • Maintains daily comprehensive daily logs and ensures effective site meetings .

Safety

  • Ensures site safety program is adhered to by all parties throughout the entire site and duration of the project.
  • Maintain a safe job site and ensure that the requirements of the Occupational Health and Safety Act are enforced.

Budget Management :

  • Manage the project within budget constraints.
  • Monitor expenses, track costs, and optimize resource allocation.
  • Assist in the preparation of the monthly cost forecasting summaries.

Quality Control :

  • Ensure optimal quality on the job site. Always ensure a high standard of workmanship.
  • Implement quality control measures to meet company standards.
  • Monitors good housekeeping and maintenance of the site management plan .
  • Ensures trades maintain updated As Built Commissioning, Occupancy, and Tarion Warranty Program.

Stakeholder Communication :

  • Communicate effectively with all stakeholders involved, including contractors, clients, and regulatory authorities.
  • Address any issues promptly and maintain positive relationships.
  • Provide feedback to management on design, workmanship, and sub-contractor performance.

Qualifications and Experience :

  • Experience : A minimum of 5 years in low-rise subdivision residential construction, with at least 3 years in an Assistant Superintendent role.
  • Knowledge : Familiarity with low-rise residential subdivision processes, including structure and finishing work. In depth knowledge of the Ontario Building Code;

Ontario Health & Safety Regulations; and Tarion.

  • Organizational Skills : Ability to plan, organize, and manage field operations efficiently.
  • Communication : Strong communication skills to liaise with various parties involved in the project.
  • Problem-Solving : Quick problem-solving abilities to address unexpected challenges.
  • Budget Management : Experience managing project budgets.
