Project Manager, Data Center Construction

This role is based in the Vancouver, BC area and requires overseeing construction projects across all phases.
Base Pay Range
CA$160,000.00 / yr - CA$185,000.00 / yr
Responsibilities
- Manage the day-to-day construction activities on multiple projects to ensure they are completed within schedule and under budget.
- Lead a team of external construction project managers.
- Coordinate internal resources to support supply chain management for owner-furnished equipment and resources.
- Advocate safety as a number one priority on the job site and enforce compliance with company and job site safety plans, policies, and all safety-related regulations.
- Lead establishing entitlements to support data center developments including building permits and all other specific local AHJ processes and required approvals for construction.
- Identify expedited permit opportunities and work with local jurisdictions to enable needed timelines. Source local experts and develop key relationships to support.
- Work with construction team project managers on needed permit dates and coordinate with construction teams as appropriate.
- Work with design and construction teams to provide schedules needed to achieve project milestones.
- Create and build relationships that enhance the ability of Cologix to be an industry leader.
- Work with the internal and external teams to enhance processes and protocols.
- Be a capable, proven team player that fosters and operates well within internal and external team environments.
- Expect strong planning skills along with the ability to lead through influence and to be a proactive partner.
- Assist in the preparation of construction and development estimates for the project and prepare project budgets and unit cost reports.
- Lead the project team in preparing project planning and organize and conduct pre-award and pre-construction meetings.
- Participate in value engineering services as appropriate, negotiation and preparation of project scopes of work and contracts.
- Review plans and specifications and determine their completeness and consistency and plan the successful execution of the construction contract.
- Oversee the contractor’s material and equipment procurement, buyout, and submittals. Ensure budgets are maintained and procurement aligns with the construction schedule.
- Monitor the project site for cost, safety, quality, and schedule performance with the contractors and monitor project quality, safety, and risk management plans.
- Negotiate change orders and manage the resulting cost and budget impact.
- Review and approve monthly pay requests.
- Control the payment of project design and construction costs based on document review and approval. Coordinate with the accounting for payments and lien releases and lead regular job cost reviews.
- Work closely with the commissioning team to ensure coordination of vendors and contractor commissioning teams to achieve turnover to customers.
- Coordinate all final close out procedures for the project as delivered by the contractor, including as-built drawings, close out, and letter of substantial completion.
- Continuously track project costs, allowances, and contingencies within the financial software.
- Be able to solve problems at a tactical and functional level.
- Provide data-driven action plans for executive decision making to manage and effectively present information in a manner to support efficient decision making.
- Mitigate risk for the project through pre-planning, innovative planning, and partnership.
Qualifications
Bachelor degree in Construction Management, Engineering, or related field.7+ years’ experience in construction / construction management.5+ years of experience with mission-critical industry.Exceptional organizational and time management skills.Excellent interpersonal, written and verbal communication skills.Leadership and people management skills.Willingness to travel domestically for project and team needs.Experience with Microsoft Office suite, cloud-based commissioning software, and financial management software platforms.Applicants must be authorized to work for any employer in Canada.
