Manager, Real Estate & Facilities Management

Permanent Position)

Position Description :

As a Manager, Real Estate and Facilities Management, you will be an integral part of management team at ArcelorMittal Dofasco, responsible for the maintenance and upkeep of all non-manufacturing buildings, ensuring that they meet legal requirements and health and safety standards. Furthermore, you will translate the business strategy of the Company into real estate strategies and related tactics for ownership and leasing of real estate for the Company and affiliated entities under its management. You will work closely with various stakeholders (i.e. range of suppliers, employees, business units, contractors, executives, and other stakeholders). You need to be well-versed in facilities management processes and exhibit high multitasking, excellent project management and organizational abilities.

This position will oversee 5 direct reports and report to the General Manager Manufacturing Services.

Overall Responsibility :

  • Set, direct and implement business plans to manage all real estate holdings, whether owned or leased by Company, and for buildings or acquiring facilities.
  • Lead renovation or maintenance of all non-manufacturing buildings and facilities and of certain designated manufacturing buildings and facilities.
  • Lead delivery of all non-manufacturing facilities-related services and of certain designated manufacturing facilities-related services, including support services (i.e. office and support services, records management, food and vending services, cleaning, water and ice supply, etc.) and facility management services (i.e. landscaping, snow removal, garbage and recycling, and road and parking lots, etc.).
  • Lead delivery of recreation center facilities to align with the Company’s overall strategic approach to enhance and support overall employee wellness, recreation, engagement and learning and the Company’s values and brand.
  • Identify, lead and manage external partnerships and vendors in support of the Company’s real estate, facilities management services, support services and recreation facility needs.

Accountabilities :

  • Manage external relationships and proactively develop strategic partnerships in the areas of real estate, facilities management and support services.
  • Translate business strategy of the Company into real estate strategies and related tactics for ownership and leasing of real estate for the Company and affiliated entities under its management, including the creation and assessment of new real estate business opportunities in coordination with the Company Business Units, and Purchasing and Strategy Departments, following appropriate decision / governance processes.
  • Translate business strategy of the Company into facilities management and support services strategies and related tactics for the Company and affiliated entities under its management.
  • Manage all real estate matters for the Company including need identification, acquisition and disposition of real estate in coordination with the Company’s Executive Team and Strategy Department
  • Lead management of deeds, licenses, permits, easements and contracts pertaining to the Company’s portfolio of owned and leased real estate properties.
  • Lead / oversee management of portfolio of major facilities management and support services in line with the overall supplier management strategy.
  • Lead / oversee the management of the provision of all facilities management (i.e. building maintenance, landscaping, snow removal, garbage and recycling, and road and parking lots, etc.) and general support services (i.e. office and support services (e.g. switchboard and reception, mail delivery, printing, stationery stores), records management, food and vending services, cleaning, water and ice supply, etc.) through outside suppliers; this initiative includes procurement, evaluation, auditing and improvement of third party supplier services.
  • Lead / oversee management of portfolio of contracts and negotiation of service level agreements, including planning, coordination and supervision activities relating to facilities management and support services for the Company and affiliated entities under its management.
  • Develop the long-term strategy for the continued cost-effective provision of facilities management and general support and cleaning services through effective contract negotiations with outside suppliers.
  • Manage the provision of cleaning services for plant wide cleaning including asset management of plant change house facilities.
  • Manage real estate, facilities management and support services risks and risk mitigation activities with Legal Services, Finance, and Corporate Affairs functions in accordance with the Company’s governance and control requirements.
  • Lead management of facilities management and support services providing World Class customer service standards.
  • Maintain positive working relationships with internal clients to receive facilities management and support services work, consult and advise without supervision.
  • Lead the development, ongoing management, auditing and reporting of real estate, facilities management and support services key performance indicators and ensure performance expectations are met or exceeded as defined by Department business plan and scorecard metrics.
  • Member of Company’s Plant Layout and Planning Committee within the Company’s organization.
  • Manage budget plans for real estate, facilities management and support services and related financial management and control processes.
  • Lead the asset management for non-manufacturing buildings and facilities and certain designated manufacturing buildings and facilities.
  • Lead the identification and implementation of continuous improvement opportunities to improve customer service, employee engagement, brand and cost effectiveness of the Company’s non-manufacturing buildings and facilities and certain designated manufacturing buildings and facilities.
  • Foster an environment that supports World Class Continuous Improvement throughout the business unit and department areas and with third party suppliers, including in the area of technology or business function.
  • Lead and develop staff to support designated areas of responsibility develop and achieve business plan and budget goals for designated areas.
  • Assist and provide direction and guidance to Department staff in developing solutions to problems / issues.
  • Approve real estate and facilities related work orders, controlled documents, accident investigations, incidents, work instructions and requisitions as required.
  • Education and Accreditation :

  • Minimum college diploma or university degree and 10+ years of job-related experience is required. Preference will be given to candidates who possess an Engineering (Civil or Mechanical) background.
  • Licensed professional engineer (P.Eng) designation is considered an asset.
  • Accreditation with a certificate in Facilities Management from a recognized institution or Certified Facilities Manger or Facility Management Professional designation would be considered an asset.
  • Qualifications :

  • Advanced knowledge in Industrial / Commercial / Investment real estate and facilities management is required.
  • General knowledge of manufacturing operations, business processes and procurement is required.
  • Working knowledge of HR processes, practices and policies is required.
  • Working knowledge of Business Planning, Financial and Workforce Planning processes is required.
  • Advanced knowledge of laws and regulations that apply to real estate and facilities management transactions as well as contract terms and conditions.
  • Good understanding of corporate business practices, financial markets and competitive issues.
  • Excellent interpersonal, communication, relationship building and leadership skills are required.
  • Demonstrated leadership capability (coaching, mentoring, motivation)
  • Excellent problem-solving and analytical skills are required.
  • Strong organizational and management skills (i.e. business planning, project management, budgeting) are required.
  • Intermediate personal computer, corporate standard software and applicable system skills are required.
  • Conflict and alternative dispute resolution.
  • Work Environment :

  • Onsite office and industrial plant environment.  Required to wear personal protective equipment (PPE) where applicable.
  • Infrequent travel required.
  • Hours of Work :

  • Days, Monday to Friday, with extended hours as required to meet deadlines or resulting from periods of peak workload.
  • Flexibility to determine start / end times outside of core working hours.
