Responsibilities

The Building Operator is responsible for the safe efficient and reliable operation and maintenance of all base building systems within a Class AAA commercial office property. This role ensures building systems are operated in accordance with Hines standards applicable codes and regulations and industry best practices while delivering an exceptional tenant experience through responsive professional service. Responsibilities include but are not limited to :

Building Operations & Maintenance

• Operate monitor and maintain HVAC mechanical electrical plumbing life safety and building automation systems.
• Perform daily building rounds record readings and complete accurate entries in the engineers log.
• Analyze and adjust building systems using the Building Management and Control System (BMCS) to maintain occupant comfort and optimize performance.
• Execute preventive and demand maintenance activities and document all work through the computerized maintenance management system (CMMS).
• Conduct scheduled testing of critical equipment including fire pumps generators and life safety systems.
• Support energy efficiency initiatives by identifying and addressing operational inefficiencies.

Qualifications

Minimum Requirements include :

High School Diploma or equivalent.

3 years in building operations and maintenance preferably within a Class AAA commercial office environment.
