Maintenance Coordinator

Job Description (on-site)

The position reports to the Board of Directors and works in close collaboration with the Building Administrator and the Maintenance Contractor. Candidate, a service-oriented person, must be willing to work on site, three to four days a week, normally from 8 : 30 to 4 : 30. Must be able to communicate effectively, both orally and in writing. Must be able to use applicable software with average computer skills. Must be sensitive to the needs of seniors and flexible in delivering services.  Experience in residential maintenance, construction and / or renovations preferred, including plumbing, electrical, appliances, etc.  Must be experienced dealing with contractor and submitting RFPs for quotes. Bilingual preferred.

Responsibilities

To coordinate and oversee all maintenance, repairs, and renovation projects of a six story residential building.

• Respond to members inquiries, requests and complaints
• Interact with contractors (plumbing, electrical, engineers, service technicians, cleaning, snow removal, landscaping, etc.)
• Coordinate with maintenance contractor for repairs and painting
• Track and record all work done to units
• Receive and action maintenance requests
• Oversee repairs or projects to completion
• Coordinate and oversee move-in and move-out
• Complete annual unit inspections
• Initiate and oversee contracts for flooring and appliance replacement
• Manage mold and flood remediation
• Oversee the maintenance of elevators and fire systems
• Keep entrance directory to date and use of Public Announcement
• Assign keys and record distribution and usage
• Oversee the maintenance of the garbage room and recycle room
• Ensure the property is safe and free of debris and garbage, including outside perimeter
• Attend Board meetings, AMM and AGM (evenings)
• Respond to emergencies as needed.

A police record check and references will be required.
