What you will do
The primary function of the Leasing Agent is to provide exceptional customer service. Responsiveness and attention to detail are key to success in this position. The incumbent must be organized, efficient, professional, and be able to perform the necessary sales and leasing functions to achieve the occupancy goals set by the company. Leasing Agents will require strong administrative, organizational, and operational skills to contribute to the successful operations of the community. This position reports to the Site Manager.
- Guide potential residents through the leasing process, from showcasing units to completing applications.
- Manage CRM activities : scheduling, follow-ups, and maintaining prospect data.
- Close leasing transactions, perform background checks, and collect necessary documents and payments.
- Ensure residents receive and sign lease agreements, providing utility and insurance details.
- Maintain positive relationships with tenants, contractors, and team members.
- Respond professionally to inquiries and issues.
- Conduct resident follow-ups after work orders or emergencies.
- Process rent payments and security deposits.
- Communicate with tenants regarding late payments and coordinate collections.
- Track financial activities and provide updates as needed.
- Participate in inspections : move-in, move-out, annual, and safety inspections.
- Monitor and maintain curb appeal and community standards.
- Support the maintenance team by coordinating repairs and inspections.
- Manage documents, CRM systems, and resident profiles.
- Conduct market surveys of competitors.
- Organize lease renewals and track related activities.
- Serve as the point of contact during the Site Manager's absence.
- Ensure compliance with safety protocols and organizational policies.
- Contribute to the monthly safety and toolbox meetings.
- Handle move-out procedures : notices, inspections, and settlement statements.
- Ensure smooth tenant transitions while maintaining property standards.
This role requires strong organizational, communication, and interpersonal skills, along with the ability to work collaboratively and independently to support the team and ensure a thriving residential community.
