Job description

Killam Apartment REIT, based in Halifax, Nova Scotia, is one of Canada's largest residential real estate investment trusts, owning, operating, and developing a $5.3 billion portfolio of apartments and manufactured home communities. Killam's strategy to drive value and profitability focuses on three priorities : (1) increase earnings from the existing portfolio; (2) expand the portfolio and diversify geographically through accretive acquisitions, targeting newer properties and dispositions of non-core assets; and (3) develop high-quality properties in its core markets.

In this role, the Commercial Property Manager will oversee 400,000 square feet of commercial space and will manage all aspects of Royalty Crossing Shopping Centre including tenant relations, maintenance, customer satisfaction, financial performance, and executing Killam Apartment REIT’s strategic vision for the property.

The successful incumbent will have a positive, professional approach to planning, scheduling, communicating, and organizing the activities of the position. The incumbent must be able to take direction well and meet the deadlines of assigned duties and projects, therefore excellent time management skills we be required.

What you will do :

  • Supervision of staff, including providing regular feedback and completing performance reviews;
  • Assist in preparing annual property operating and capital budgets;
  • Review monthly financial statements for accuracy and prepare narrative report for financial reporting;
  • Reporting to senior management on variance analysis, vacancy, rent collection and sales;
  • Assist with the collection of rent, tenant fees and other revenue streams;
  • Assist with establishing programs for the operation, maintenance, and capital improvements of all buildings and equipment;
  • Assist with tender and quoting processes;
  • Correspond with tenants with various rental and lease administration procedures;
  • Provide excellent customer service to all tenants, prospective tenants and stakeholders;
  • Coordinate the efforts of leasing, administration, marketing and operations functions for the portfolio, ensuring an excellent tenant and resident experience;
  • Ensure compliance with legal and safety regulations and building codes;
  • Coordinate with tenants to complete inspections, repairs, and maintenance;
  • Work with Operations team to ensure work is completed with minimal disruption to tenants and within budget;
  • On-call availability for emergencies;
  • Other duties as assigned.

Who you are :

  • A post-secondary education in Business Administration or Commerce, or equivalent experience;
  • Five (5) or more years of property management experience is preferred, with previous experience in residential and / or shopping centre management;
  • Certified Property Manager (CPM) designation would be preferred;
  • Familiarity with Yardi would be an asset;
  • A clear understanding of commercial building operation;
  • Strong organizational skills, the ability to multi-task with an eye for detail;
  • Ability to work independently with minimal supervision;
  • Ability to work in a fast-paced environment;
  • Strong interpersonal and communication skills, displaying initiative and problem-solving abilities;
  • Experience with budgeting and reporting;
  • Experience in the supervision of a team;
  • Proficiency in Microsoft Office;
  • Personable, pleasant demeanor.
