Job Brief
We are currently seeking an experienced Maintenance Manager who will play a key role in ensuring that safe, efficient, and functional facilities are made available to our partners and users.
Permanent, full-time; 75 hours bi-weekly)
The City of Lethbridge (www.lethbridge.ca) Facility Services Department, takes pride in providing quality building environments for our employees and citizens across a wide variety of business service areas, spanning administration and operations locations, to emergency services buildings & leisure facilities. We provide expert knowledge and advice across a broad range of specialized areas, with the comfort, safety, and functional requirements of building users at the forefront of our work. We are currently seeking an experienced Maintenance Manager who will play a key role in ensuring that safe, efficient, and functional facilities are made available to our partners and users. The Opportunity :
As our top candidate, you will be responsible for strategic leadership of building maintenance services for approximately 200 facilities under the department’s purview. This will include a combination of managerial, technical resource, and field oversight roles. Your extensive background in building maintenance and construction will support successful planning, repairs and maintenance, and contract management to enable reliable facility operating conditions. As an active member of our management team, you will develop and manage budgets; and collect, analyze, and report relevant data and trends. We’ll rely on your seasoned people skills to manage and mentor your trade staff and your support staff to ensure a respectful work environment that fosters growth, customer service, and teamwork. Your ability to successfully navigate through issues and problems as they arise will also be key to your success.
Corrective and Preventative Maintenance Management
As our resident expert, you will provide guidance, proactively assess maintenance needs, oversee the Preventative Maintenance plan, and implement building maintenance responsibilities as outlined in service agreements. As the Maintenance Manager you will be responsible for annual inspections and certifications related to regulatory building system compliance and you will have overall responsibility for managing, operating and maintaining all Building Management Systems (BMS) to support the functionality and overall operations our building assets. You will also manage the implementation of our Computerized Maintenance Management System (CMMS) system as it relates to the maintenance scope of work to ensure efficient and effective deliverables, good asset management practices, and accurate facility records. Additionally, you will review and promote safe work practices and ensure work is carried out in accordance with applicable codes and regulations. As part of our ongoing improvement efforts, you will also manage maintenance KPIs and integrate performance metrics in the delivery of our team’s maintenance services.
Resource and Service Agreement Management
With a large building portfolio, you will balance the workload between our internal trade staff and service contractors to optimize resource deployment and effectiveness. Your advanced relationship skills will be needed to manage service contracts and vendor relationships, as well as oversee work coordination and support effective stakeholder communications. With your expertise and strong communication skills, you will review and set performance expectations for maintenance staff and external service providers to maintain quality and support excellent customer service.
Project and Planning Support
As Facility Services’ work is typically varied and continually evolving, other duties may include involvement in any other assignments related to the department’s services. As such, you will support maintenance staff contributions in project design and construction reviews where appropriate to achieve the best outcomes for new construction, major building renovations and system upgrades. Your experience and expertise will also be leveraged to assist with long-range planning for major facility rehabilitation and capital projects.
Your professional skillset & experience :
- Journeyman certification in either carpentry, electrical, plumbing, and / or HVAC disciplines, or relevant training and credentials in a building-systems related field, including supervisory skills and administrative responsibilities complemented by :
- A minimum of 10 years of related building industry experience; with progressively increasing levels of responsibility
- Consideration may be given to individuals with equivalent formal education and experience)
- Prior staff management experience is an asset
- In-depth knowledge and work experience in building maintenance, design, construction, project management, planning, contract management and customer service
- Experience and knowledge of building systems, including operations and maintenance requirements
- Proficient relationship and collaboration skills to successfully build rapport and work with a variety of stakeholders
- Advanced analytical & problem-solving skills, with high proficiency in inter-discipline collaboration
- Advanced organizational skills
- Excellent written and verbal communication skills
- A willingness to stay current with relevant industry best practices and standards
- Proficient computer skills
