Project Manager | ICI Construction

Location: Bolton, Ontario / GTA
Industry: Commercial & Institutional Construction
Employment Type: Full Time, Permanent

About the Opportunity

Our client, an established, family-owned General Contractor based in the Bolton area, is seeking an experienced Project Manager to join their growing team. The company specializes in commercial and institutional construction, including new builds, renovations and additions.

This opportunity is ideal for a technically strong Project Manager with a hands-on construction background, proven experience managing projects independently and a track record of long-term growth and progression within previous organizations.

The successful candidate will work closely with ownership and be responsible for overseeing projects from preconstruction through completion, ensuring they are delivered on time, within budget and to the highest standards of quality.

Key Responsibilities

  • Manage commercial and institutional construction projects from preconstruction, estimating and tendering through execution, turnover and warranty.

  • Oversee project budgets, cost forecasting, committed costs, progress billings, change orders and overall project profitability.

  • Develop and maintain construction schedules, coordinate subcontractors and ensure projects remain on track.

  • Work closely with Site Superintendents, trades, consultants and owners to resolve technical challenges and maintain project progress.

  • Review drawings, specifications, scopes of work and subcontractor quotations to ensure accurate pricing and project execution.

  • Coordinate procurement, subcontractor tendering, bid evaluations and trade buyout.

  • Manage RFIs, submittals, inspections, deficiencies and project closeout documentation.

  • Identify potential scheduling, financial and technical risks early and implement practical solutions.

  • Maintain clear communication with project stakeholders and provide regular updates to ownership.

  • Identify opportunities for cost savings, process improvements and more efficient project delivery without compromising quality.

Qualifications & Experience

  • Approximately 10 to 15 years of construction industry experience, preferably with an ICI General Contractor or Construction Manager.

  • Several years of demonstrated experience independently managing commercial and institutional construction projects.

  • Degree in Civil Engineering, Construction Engineering, Construction Management or a related discipline. A construction diploma combined with extensive relevant experience will also be considered.

  • Strong technical construction knowledge supported by direct, hands-on site experience.

  • Demonstrated career stability, with a history of progressing into positions of increasing responsibility.

  • Strong understanding of construction drawings, building systems, trade coordination, inspections and field operations.

  • Proven ability to manage project budgets, cost controls, forecasting, scheduling and subcontractor performance.

  • Experience delivering projects through all phases of construction, including turnover and warranty.

  • Proficiency with construction management software such as Procore, Autodesk Construction Cloud or similar platforms.

  • Working knowledge of Microsoft Project, Excel and Bluebeam.

  • Strong communication, organizational, problem-solving and leadership skills.

Preferred Experience

  • Background progressing through site coordination, project coordination, estimating or related construction roles into Project Management.

  • Experience with commercial renovations, institutional additions, retirement homes or occupied building projects.

  • Experience managing multiple trades, coordinating complex scopes and resolving construction challenges in the field.

  • Ability to identify value engineering opportunities and improve project delivery through technology and streamlined processes.

Why Consider This Opportunity?

  • Join an established, family-owned General Contractor with a strong presence in the commercial and institutional construction sector.

  • Work directly with company ownership in a collaborative, hands-on environment.

  • Take ownership of projects with significant autonomy and responsibility.

  • Build a long-term career with an organization that values technical expertise, accountability and professional growth.
