Responsible for operational and preventative maintenance of Community Housing apartment buildings and scattered houses. Complete minor carpentry, electrical and plumbing repairs in units and houses. Responsible to assist with energy management activities, equipment operation and optimization. Responsible for monthly life safety checks in apartment buildings and annual inspections of units. Responsible for planning, completion and data entry of PM’s.
DUTIES AND RESPONSIBILITIES (not listed in order of priority)
1. Maintain the Preventative Maintenance Plan with direction from management for mechanical systems, structural elements, fixtures and grounds.
2. Troubleshoot, service, install and perform basic repairs on defined equipment including electrical, mechanical, plumbing, and security systems within safety and assignment guidelines, reporting issues to senior or other Maintenance & Facilities team staff as per approved procedures.
3. Receive work order requests from customers and prioritize and complete service work orders in a timely and cost effective manner.
4. Travel to various County satellite facilities as required, performing facility and / or property maintenance at those sites as requested and reporting serious maintenance issues to management for resolution.
5. Perform all necessary duties related to building and maintenance projects as required.
6. Maintain inventory of supplies and storage of materials and complete requisitions as required.
7. Ensure all other maintenance needs are completed and maintenance log books are up-to-date and accurate.
8. Maintain records, utilize approved systems and follow preventative maintenance schedules as required.
9. Perform special projects, fill in for Superintendent I during vacation or absence, and other duties as required.
10. Preparing vacant rental units for incoming tenants.

12. Perform all required fire and safety inspections as required.
13. Deal with tenant issues as they arise in conformance with the Corporation’s guidelines and policies, and with the Residential Tenancies Act.
14. Other duties as may be required, including redeployment in emergency situations .
15. Comply with provincial and County occupational health and safety legislation, regulations, and procedures.
16. Maintain confidentiality in accordance with the Municipal Freedom of Information and Protection of Privacy Act.
