The Property Accountant contributes to the success of the Client Accounting team by preparing monthly financial statements and annual budgets for their assigned Rental Properties. This includes responding to financial inquiries from Property Managers within FirstService Residential and owners directly, performing financial analysis and reporting, forecasting, bank reconciliations, liaising with external teams, and completing additional tasks as required.
Job Responsibilities
- Prepare annual budgets, loan/mortgage calculations, and monthly financial statements for assigned rental clients.
- Address financial inquiries from Property Managers and owners in a timely manner.
- Monitor and resolve accounts payable and accounts receivable issues as they arise.
- Ensure all GST and other legislated taxes and assessments are reconciled and remitted.
- Monitor cash positions and anticipate future cash deficiencies.
- Complete year‑end CAM recovery adjustment and tenant billings for assigned properties.
- Conduct financial analysis and generate reports as directed by management and undertake special projects as needed.
- Maintain the highest standards of personal and professional conduct, and ensure adherence to FirstService Residential Global Service Standards.
- Participate in meetings and work groups to integrate activities and communicate issues.
- Utilize software programs such as Yardi, CamAcct, Microsoft Excel, Word, and Outlook effectively.
Skills & Qualifications
- 1–3 years of experience in rental property accounting or equivalent accounting/finance experience.
- Extensive experience preparing and analysing financial statements and complex accounting functions with accuracy and attention to detail.
- Strong experience in Microsoft Excel, Word, and Outlook.
- Experience with Yardi Voyager and Yardi Enterprise preferred.
- Excellent organisational skills to manage multiple tasks and tight deadlines.
- Excellent verbal and written communication skills.
- Degree or diploma in Accounting or Finance preferred.
