THE OPPORTUNITY
Reporting to the Director of Procurement, the Procurement Lead, Material Sourcing at Highstreet is responsible for the execution and coordination of material sourcing activities in support of our multi-family development projects. This role works closely with pre-construction, design, and construction teams to ensure materials are sourced efficiently, competitively, and in alignment with project schedules, budgets, and quality standards.
Key Responsibilities :
Execute material sourcing strategies established by the Director of Procurement, ensuring alignment with project budgets, delivery schedules and compliance standards.Source, evaluate and recommend suppliers for key construction materials across multi-family projects, balancing cost, quality and availability.Lead competitive bidding and RFQ processes for materials, including bid analysis, supplier comparisons and provide contract award recommendation.Take ownership of measurable cost savings and confidently challenge pricing.Identify ZOPA (Zone of Possible Agreement) and negotiate pricing, lead times, MoQ and commercial terms through iterative supplier engagement within approved parameters.Build and maintain effective partnerships with suppliers to ensure reliable supply and timely issue resolution.Actively support Procurement Director in driving cost-reduction and value optimization initiatives across material categories including pricing challenges, supplier leverage, and commercial term improvements.Collaborate closely with Pre-construction and Design teams to understand material specifications and timing requirements.Track material pricing trends, product availability and potential supply chain challenges.Support procurement risk mitigation by identifying supply constraints, hidden cost risks, substitute materials and alternate vendors.Conduct supplier due diligence (factory capability, certifications, responsiveness).Coordinate and update material procurement schedules to align with construction schedules and site delivery requirements.Assist in maintaining procurement tools, vetted supplier list, pricing matrices and sourcing documentation.Ensure all procurement activities comply with company policies, approval thresholds and ethical standards.Support continuous improvement initiatives by identifying efficiencies, cost-saving opportunities, and process improvement.THE IDEAL CANDIDATE

4+ years of progressive procurement experience, with a strong focus on goods and material sourcing within the construction or real estate development industry.Practical understanding of how material decisions impact schedule, cost, and build quality.Deep knowledge of construction materials, equipment and global supplier networks relevant to residential construction projects.Demonstrated experience navigating cost-sensitive procurement standards, trade compliance, tax considerations, and cross-border sourcing.Highly detail-oriented and process-driven, with a structured, disciplined approach to approvals, documentation and compliance.Naturally skeptical and analytical, with the ability to challenge assumptions, validate pricing and manage risk proactively.A proven negotiator who balances cost, lead times, and quality while maintaining strong supplier relationships.Comfortable learning and operating in a growing organization with experience managing procurement complexity as the business grows.Strong commitment to process visibility, system flow and knowledge sharing.Commitment to sustainability and familiarity with green building practices considered an asset.Compensation Package :
Annual Salary : $80,000-$105,000 dependent on experience
Annual Bonus : Highstreet pays an annual bonus based on company performance. A typical bonus for this position is approximately 14% of annual salary. Determined annually, the bonus could be more or less depending on performance results.
Investment Opportunity : Highstreet encourages all employees to share in our success by offering the opportunity to invest in the projects we build and operate. To encourage employee investment, Highstreet matches employee investment at 50%, up to 20% of annual salary (i.e. for every $1 invested by the employee, Highstreet invests $0.50 on the employee's behalf). The investments are TFSA and RRSP eligible.
