Maintenance Manager
Scope :
Reporting to the Operations Manager, this position is responsible for overall maintenance and upkeep of the mall, pad buildings, and lands at Scarborough Town Centre.
You will create a high-quality shopping environment by leading and motivating your team, planning and organizing workloads and schedules, conducting regular inspections and overseeing third-party contractors. You will be responsible for managing the housekeeping services, one maintenance supervisor and 8 maintenance workers. You will also supervise the waste management program, indoor and outdoor landscaping, contracted maintenance services, snow removal, washroom hygiene services, pest control services, and maintenance equipment program.
The Maintenance Manager works with the Operations Manager to oversee capital projects on the property, such as parking decks, asphalt, roofing, and other development projects.
Responsibilities :
Manage the day-to-day Operations of third-party housekeeping contract, and Interior and Exterior maintenance team.
Manage third party contractors and suppliers for all aspects of Maintenance and assign and approve work in conjunction with Operations Manager in accordance with budget / spending limits.
Areas of focus for contracted maintenance work includes : floors, skylights, entrances, seating, food courts, washrooms, interior / exterior landscaping, parking lots, parking decks, waste removal, recycling, and loading docks.
Utilize KPI and data analysis tools to determine maintenance work loads / schedules. Build proper maintenance schedules, work zoning, periodic task schedules. Work with supervisor to administer, audit and inspect for Quality Assurance of all interior and exterior Shopping Centre areas.
Develop tenant engagement programs to assure compliance to Oxford’s environmental, waste, pest, housekeeping programs. Educate tenants on current recycling program and ensure the contractor and shopping centre are maximizing recycling potential, to ensure proper rebates and diversion rates.
Maintain all invoicing, budget coding, and management of Housekeeping / Maintenance related budgets in conjunction with Operations administration team.
Develop a positive morale and culture within the maintenance department via staff meetings, celebrations, coaching, discipline and performance reviews. Participate fully in the shopping centre and Oxford`s employee engagement programs.
Management of any Union Grievances or staff concerns, interact with Managers / Supervisors and staff daily to ensure positive and effective communication.
Develop, administer, and renew service contracts as required including waste, snow, and landscaping, pest control.
Qualifications :
Preferred Post Secondary Education in Building Environment, Environmental Services,
5-10 years’ supervision / management experience in retail shopping centre or other large commercial buildings.
Trade related courses through the Canadian Housekeeping Association, BOMI, LEED, and The Recycling Council of Ontario, CIMS Certification would be an asset.
Certified in Joint Health and Safety would be an asset.
Good communication skills, unionized employee experience, customer service training, self-starter, and experience in negotiating third party contracts.
Strong decision making and problem-solving skills.
Working knowledge of Building Environmental systems such as HVAC, Electrical, Plumbing systems.
Working Knowledge of Excel, Angus CMMS, and budget software.
