Our client is seeking a Property Accountant to join their growing team. As the Property Accountant, you will manage the full accounting cycle for a portfolio of residential apartments and condo corporations. Working closely with a tenured financial leader and a skilled team, you will ensure accurate financial reporting, month-end close, and effective cash flow management. You will leverage your property accounting expertise to prepare financial statements, reconcile accounts, manage receivables, and support budgeting and variance analysis. Your work will also include tax reporting, year-end audit preparation, and collaborating with property managers to support operational and financial goals. Accuracy, attention to detail, and strong organizational skills are essential for success in this role.
Key Responsibilities
- Prepare financial statements, including bank and balance sheet reconciliations, month-end accruals, journal entries, and actual-to-budget variance analysis
- Manage Accounts Receivable, including applying receipts, charging rent, processing PAP, and assisting with overdue account collections for commercial properties
- Report cash flow and manage owner distributions
- Prepare budgets, recovery calculations, charge-up letters, and support ongoing management reporting
- Record transactions, post ledgers, calculate trial balances, post accruals, and complete bad debt provisions
- Assist with year-end working papers for auditors, liaising with auditors and property managers as needed
- Produce monthly, quarterly, and annual financial reports and statements
- Support tenant account reconciliations and collections in collaboration with Accounts Receivable and Property Management
- Assist in preparation and filing of corporate tax returns, partnership returns, and T3 trust returns
- Support other accounting and reporting duties, including corporate accounting and payroll
The ideal candidate is a detail-oriented accounting professional with a post-secondary education in accounting and at least 3 years of relevant experience, preferably in real estate or property accounting. You are proficient with integrated financial software systems—experience with Spectra is an asset—and possess exceptional technology skills, particularly with Microsoft Office and SharePoint. You have a collaborative personality and strong interpersonal skills, enabling them to work effectively with colleagues, property managers, and stakeholders. Naturally analytical, you can simplify complex financial information and a continuous drive to optimize processes and implement efficiencies across accounting operations.
