Position Overview :
We are seeking an experienced General Manager with a managing brokers license (the “Position”) under the regulatory requirements of the BCFSA to lead our property management and real estate brokerage operations. The ideal candidate will be responsible for ensuring regulatory compliance, overseeing daily licensed brokerage activities, mentoring licensed property managers and staff, and driving business growth. The managing broker key responsibilities will play a crucial role in maintaining operational excellence and ensuring that our team adheres to the highest ethical and legal standards. This Position will require all four (4) licenses; Managing Broker, Trading, Strata and Rental for the managing broker designation at Gammon.
Key Managing Broker Responsibilities
Regulatory Compliance & Governance (BCFSA Standards)
- Ensure the brokerage operates in full compliance with the BC Financial Services Authority (BCFSA), Real Estate Services Act (RESA), Vancouver Real Estate Board (VREB) applicable laws, by-laws, rules and regulations
- Maintain detailed knowledge of legal and regulatory changes affecting real estate brokerage and property management and strata management.
- Establish and enforce brokerage policies, procedures, and best practices in line with BCFSA and FINTRAC requirements.
- Review and approve all transaction documentation, ensuring compliance with provincial regulations.
- Act as the primary liaison between the brokerage and the BCFSA, handling audits, investigations, and inquiries.
Supervision & Oversight
Oversee and manage all real estate transactions, property management operations, and ensure staff adheres to company policies and industry standards.Monitor and ensure all licensees remain in compliance with licensing, education, and professional development requirements (i.e. compliance with the Greater Vancouver Real Estate Board Professional Development Program (PDP)).Supervise and support real estate professionals, ensuring ethical conduct and adherence to BCFSA’s guidelines.Implement and maintain effective record-keeping systems as required by the BCFSA.Conduct regular file audits to ensure transactions comply with regulatory and legal requirements.Review and approve contracts, listings, property management agreements for compliance.Licensee and Staff Development & Training
Provide ongoing mentorship, training, and support to licensed property managers, and staff to enhance performance and compliance.Develop and implement educational programs for licensees, ensuring up-to-date knowledge of industry regulations and best practices.Conduct regular training sessions on risk management, compliance, and ethical real estate practices.Risk Management & Complaint Resolution
Identify and mitigate potential legal and financial risks associated with transactions and property management activities.Investigate and resolve client or regulatory complaints, ensuring proper documentation and corrective actions.Ensure compliance with anti-money laundering (AML) regulations and develop proper reporting procedures.As the brokerage’s Privacy Officer under the Privacy Act and Compliance Officer under FINTRAC, ensure that the brokerage complies with FINTRAC’s AML and Terrorist Financing Regulations which includes but not limited to 1) A robust compliance program, identifying clients, reporting suspicious transactions and proper record keeping.Monitor and address conflicts of interest within the brokerage to maintain ethical standards.Oversee proper handling of client trust accounts and ensure financial compliance.Record-Keeping & Trust Account Management
Ensure accurate financial record-keeping and trust account reconciliations.Oversee the proper handling of trust funds including deposits, payouts, commission payments, and property management funds.Maintain all transactional documentation for regulatory review and audits.Submit mandatory reports to BCFSA, FINTRAC and GVREB, including brokerage activity reports and financial statements.Brokerage Policies
Develop and implement brokerage policies that align with FINTRAC, GVREB, BCFSA and RESA regulations.Ensure the brokerage maintains proper insurance coverage, including Errors & Omissions (E&O) insurance.Establish best practices for handling client information and privacy law compliance.Key General Manager Responsibilities
Client Relations & Business Operations
Maintain strong relationships with clients, property owners, and tenants by ensuring high-quality service delivery and addressing concerns promptly.Ensure accurate and legal execution of all property management and real estate brokerage agreements.Work with leadership to establish and manage budgets, monitor revenue streams, and ensure the financial health of the brokerage.Develop cost-effective management strategies to keep overhead low while maintain service quality.Develop relationships with reliable service providers.Set up clear workflows and technology tools to streamline property management.Marketing & Business Development
Support branding initiatives, participate in community engagement efforts, and promote the company’s services to enhance visibility.Identify opportunities and establish and execute a growth plan to expand the company’s commercial property management’s portfolio.Network with property owners, investors and brokers to secure new management contracts.Engage with industry groups (i.e. BOMA, UDI, PAMA) to network and gain credibility.Stay active in sustainability initiatives to align with Vancouver’s green building trends.Staff and Culture

Must hold a valid Managing Broker license in British Columbia for Rental, Strata and Trading Services. The candidate must be in Good Standing with the Greater Vancouver Real Estate Board (GVREB)Minimum of 5+ years of experience in real estate brokerage and property management.Strong knowledge of BC real estate laws, contracts, and compliance regulations.Proven leadership experience, with the ability to mentor and motivate licensees and staff.Excellent communication, negotiation, and problem-solving skills.Strong business acumen with experience in financial and risk management.Ability to develop and implement strategic initiatives for business growth.Proficiency in real estate technology platforms and CRM software is an asset.Why Join Us?
