The Head Office in Niagara Falls, ON is looking for a skilled, organized and dependable Building Operator to join the team .
Summary of the Role :
Reporting to the Fleet, Tool and Equipment Manager, the Building Operator will be responsible for the continual operation, maintenance and repair of E.S. Fox Limited (ESFL) and tenant building systems, equipment and facilities including ensuring the functioning and effectiveness of equipment such as HVAC, water systems, building automation systems and process equipment at the Company Head Office and other ESFL local facilities in Niagara Falls and the Fabrication facilities in Port Robinson, Ontario.
Key Responsibilities :
Oversee and monitor the functioning of building systems, including building fire and security systems, to ensure specified and reliable environmental conditions and utilities are functioning at optimum performance.Perform daily inspection of facilities and ensure building envelop and exterior, including roof and flashings remain free of defects that could cause water or other structural damage.Ensure repairs to buildings are addressed and completed immediately.Document system conditions as assigned and report abnormal conditions to General Manager, Technical Services or their designate.Monitor and supervise the activities of subcontracted work with respect to repairing, maintaining, calibration, modification and installation of building systems and facilities.Perform routine maintenance duties.Coordinate and supervise major repairs with other Company Service staff and / or sub-contractors to minimize cost and service interruption.Carry out preventative maintenance and inspection tasks as required.Compile and maintain all information and documentation relevant to all completed work.Work as part of a team with technical services staff and subcontractors to evaluate the effectiveness of systems to make continuous improvements.Work from blueprints, drawings, layouts or other specifications; locate and diagnose issues with the building systems or equipment.Ensure that all work is performed in full compliance with specifications, standard operating procedures, work instructions and established safety standards.Manage work performed by the landscaping and grounds contractors, including lawn cutting, garden maintenance, snow removal and ensure that properties are maintained according to required standards.Manage both interior and exterior maintenance, including supervising daily maintenance, facilities cleaning services and plans for future maintenance to be performed.Monitor scrap and garbage removal subcontractors.Responsible for proper completion and maintaining records on repairs and maintenance to all equipment.Serve as the first point of contact for : M.O.L., Niagara Regional Police Department, City of Niagara Falls First Department (On Scene Commander), City of Niagara Falls (Services).Respond to emergency calls (alarms, leaks, and essential equipment breakdown).Perform such other duties and responsibilities as may be assigned from time-to-time and as required.Ensure responsibilities and accountabilities are carried out in a safe manner in accordance with E.S. Fox Limited safety policy / procedures, ISO 18001 standards and OHSA requirements.Ensure that environmental aspects within his / her sphere of responsibility are adhered to pursuant to ISO 14001 requirements.Daily Responsibilities include but are not limited to :
Review any 'Work Order Requests', prioritize and execute in a cost-effective manner utilizing Company resources as required i.e. service electrician, HVAC Technician etc.Adjust building temperatures, as required.Check and log the concentration of inhibitor on water treatment system for closed loop water heating system.Check the Fire Alarm Control Panel to ensure that the AC power lamp is illuminated and to determine if there are any trouble signals presented.Verify normal operation that is free of unusual noises, smells, vibrations, leaks etc. of applicable mechanical equipment.Monitor the roofing and confirm that the downpipe drainage systems is closing during heavy rain and snow falls preventing building infiltration in all areas i.e. tenant and ESFL.Key Requirements, Experience and Skills :
Completion of a post-secondary diploma in facilities / operations management ,or, equivalent experience.Familiarity with the Landlord Tenant Act.Working knowledge of Microsoft Office Programs including Word, Excel, and Outlook.Ability to read and interpret Blueprints / Schematics.Minimum of five (5) years' experience in operations, maintenance and repair of complex building systems.Experience in the use of a computerized Building Management System to operate building equipment.Superior problem solving, organizational and communication skills.Demonstrated ability to build relationships and instill trust and confidence.Excellent problem solving, communication and organizational skills.Must be willing to complete and produce a clear drivers abstract and police background check.Strong communication skills (Both written and verbal) are required.Previous Supervisory experience would be an asset.Attributes :
