We are currently seeking a dynamic and ambitious individual to join the Calgary Industrial Brokerage team as Transaction Manager. As a Transaction Manager, we rely on your reliable, timely, and professional support to ensure the smooth functioning of our operations.You will take a deep dive into the intricate details of real estate transactions, handling everything from start to completion.

We trust you to exhibit meticulousness and oversee the crucial due diligence process, maintaining compliance with environmental reporting, surveys, and permitting. Furthermore, you will play a pivotal role in tracking and managing deal requirements, from critical dates to waivers, extensions, amendments, and all other closing necessities.

This is a fixed term position for one year, eligible for company benefits and is located with the Brokerage Team at the downtown JLL office.

WHAT YOU’LL BE DOING

  • Ability to draft and negotiate leases, sub-leases, purchase agreements, lending arrangements, share agreements, waivers / extension of conditions and other contractual documentation.
  • Ability to directly negotiate lease agreements with outside legal counsel, tenants, landlords and clients including drafting of legal clauses and provide step-down language to issues to finalize transactions.
  • Create, maintain and update all internal documentation templates (leases, offers, purchase agreements, waivers, extensions, etc.)
  • Attend and participate in weekly leasing meetings and monthly office meetings as required.
  • Aid the team in winning new business through the preparation and coordination of team pitches, presentations and detailed proposals.
  • Possess knowledge of properties listed by the team to effectively field inquiry calls and answer questions as needed.
  • Review drafted outgoing offers to lease and purchase agreements from internal team members and advise on strategy, risk and legal language during negotiations.
  • Ability to track and meet strict deadlines on all documentation and deals including tracking of key condition dates, commencement and closing dates on all transactions.
  • Coordinate and carry out due diligence delivery, review and advisement with clients on purchases.
  • Manage closing dates on sale transactions and ensure associated legal counsel has all required documentation and deposit monies to meet closing dates.
  • Communicate as needed on behalf of clients with lenders on financing requirements and provide required due diligence on transactions.
  • Liaise with municipal planning / development representatives to assist clients in obtaining encroachment agreements, occupancy, development change of use and other permits as required.
  • Manage special projects as assigned.
  • Liaise between organizational and corporate teams including clients, brokers, legal, asset management, architectural and construction contractors during active contract negotiations.

WHAT YOU BRING :

  • 5+ years of relevant work experience required, or equivalent combination of education and work experience
  • Law Clerk / Paralegal or Legal Assistant Diploma / Certificate is considered an asset
  • Proven skills in contract review and lease and sale transactions
  • Strong analytical skills and attention to detail
  • Knowledge of real estate leases is extremely valuable
  • Outstanding client service skills
