Associate Development Manager – Kelowna, BC
Based in Kelowna, the Associate Development Manager reports to the Senior Development Manager and works extensively with internal and external stakeholders to advance projects with the Troika portfolio. The role contributes to the full development lifecycle, with a primary focus on securing municipal approvals.
Duties
- Collaborate with Development Managers to maintain project budgets and schedules, tracking progress, reporting, and coordinating with consultants.
- Ensure seamless communication and collaboration among internal and external stakeholders.
- Facilitate a wide array of administrative development activities such as approvals, budget tracking, reporting, site visits, change order management, and design.
Development Management
Track progress of project plans, schedules, and budgets; maintain project schedule data in Airtable.Administer contracts, including subcontracts, change orders, scope change requests, and budget change management.Select proposals for various design and engineering scopes; review proposals and facilitate RFP process where applicable.Prepare agenda, minutes, and action items for project team meetings; manage meeting data and schedule information in Airtable.Approvals
Manage municipal approval applications (rezonings, development permit approvals, building permit approvals) under guidance of a Development Manager; research regulations and prepare application materials.Identify and address potential roadblocks in the approvals process; develop solutions with Development Manager and consultants.Manage public notification exercises, including neighborhood awareness, public open houses, notification letters, development signage.Construction
Collaborate with Development Manager and construction Project Management team; monitor construction processes and impact on approvals and compliance.Participate in site visits to deepen understanding of construction and development.Collaborate with development and construction on prime changes or construction changes; review and document items related to RFIs, SIs, DSIs.Key Competencies

Completed post‑secondary degree, preferably in Business or Engineering.Demonstrated interest in real‑estate development; previous work experience in construction and / or extra‑curricular school clubs or interest groups.Rate of Pay
