Business Analyst

Ottawa, Ontario

Purpose :

The Business Analyst is responsible for assisting with preparing financial analysis for new acquisitions and existing communities under development.

The successful candidate will work with cross-functional groups to learn and understand various disciplines within residential real estate development.

Key Responsibilities and Accountabilities :

  • Assist in the preparation of financial models, forecasts, and budgeting for ongoing projects and new developments. Conduct variance analysis and provide insights to support financial decision-making;
  • Complete project pro forma financial summaries to support land use approvals and sales launch approvals;
  • Conduct research and analysis on market trends, competitor activities, and economic factors impacting the residential development industry;
  • Prepare regular reports and presentations summarizing key findings, trends, and recommendations for senior management and stakeholders;
  • Support long-term business planning by updating and continuously improving the pipeline of sales, closings and backlog;
  • Compiles detailed information about existing agreements for sold housing units and proposed selling prices for unsold units to support revenue forecasting;
  • Make informed business decisions using market and historical data to support;
  • Supports other departments to ensure the appropriate management analysis is generated;
  • Prepares ad hoc analysis as needed on various aspects of the business including sales data, market information, land transactions;
  • Ad hoc financial analysis;
  • Monitor financial performance, project timelines, and identify risks and opportunities for active and upcoming projects in the pipeline;
  • Participate in quarterly and annual budget process;
  • Other duties within the scope, spirit and purpose of the job, as requested by management;

Specialized Skills, Knowledge and Abilities :

  • Bachelor's degree in Commerce, Business Administration, Economics, or a related field.
  • 3-5 years of experience in a similar analytical role within the real estate development, construction, or homebuilding industry.
  • Proficiency in data analysis tools such as Excel, SQL, and Power BI.
  • Excellent analytical skills with the ability to interpret complex data sets and generate actionable insights.
  • Understanding of real estate finance, with experience in financial modeling and budgeting.
  • Effective communication skills with the ability to present findings and recommendations clearly and concisely.
  • Detail-oriented with a strong commitment to accuracy and quality of work.
  • Proactive and self-motivated team player with the ability to work independently and collaboratively in a fast-paced environment.
  • Knowledge of Ontario's residential construction industry and familiarity with local market dynamics is preferred.
