Job Responsibilities:

  • Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
  • On-call for emergencies on a rotation with the maintenance team.
  • Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
  • Assist Maintenance Supervisor in development of all subordinate maintenance staff.
  • Inspects and helps coordinate all needed make-ready repairs and services.
  • Changes locks and makes keys.
  • Assists in keeping grounds neat and free of litter.
  • Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture appliances etc. to dumpster when necessary.
  • Assist Maintenance Supervisor with maintaining adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Performs any additional duties assigned by Maintenance Supervisor and Community Manager.
  • Contributes to a positive team environment and happy resident base.

Qualifications:

  • Prior maintenance experience in property management preferred but not required
  • Proficient in unit turns and appliance repair is a plus
  • Excellent customer service and communication skills
  • Strong team player
  • Willingness to learn and take initiative on tasks and projects
  • Weekends may be required
  • Can operate vehicle on premise and has valid drivers license and automobile insurance coverage.
  • Supply their own tools

Physical Requirements

  • This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day. Estimated 60% - 100% of time is spent on feet.
  • Occasional need to type write & grasp (working at a computer and answering phones)
  • Estimated 60% - 100% need to bend/stoop/squat climb stairs push or pull and reach above shoulder
  • Ability to lift/move/push/pull up to 150 lbs on occasion with a frequent need to lift/push/pull 25 lbs - 75lbs and be on your feet a majority of the day
