Summary
The Technician III is responsible for operating facility mechanical and supporting systems, performing structured inspections, preventive and corrective maintenance, and routine on‑demand services on mechanical equipment. The technician must follow established processes, comply with environmental, health, safety and fire‑protection requirements, and maintain facilities uptime and asset integrity.
Key Duties & Responsibilities
Troubleshooting
- Observes facility mechanical, electrical equipment and system conditions, identifies deficiencies, and provides suggestions for enhancement and repair.
Maintenance
Performs work according to established processes and practices.Complies with all internal and external requirements (environmental, health & safety, fire protection).Conducts regular inspections and preventive / corrective maintenance to meet uptime objectives.Responds to routine / on‑demand service requests.Conduces walkthroughs for mechanical, electrical and other equipment monitoring.Operates facility mechanical and other systems.Manages work‑order lifecycle from dispatch to completion, recording resolution data.Assists in implementing the preventive maintenance (PM) program, identifying and escalating deficiencies.Client Relations
Enhances tenant and customer satisfaction through professional work performance and service delivery.Administration
Participates in facility‑related projects.Ensures compliance with corporate and legislated policies, procedures, practices and guidelines.Maintains assigned tools and arranges for repairs or replacements as required.Submits all expenditures on time.Performs other duties as assigned.Education, Experience & Qualifications
High school diploma plus trades training and / or certification or licensing.Minimum 3 years experience providing preventive and corrective maintenance on HVAC or pneumatic / hydraulic systems.Strong knowledge of facility operations and maintenance processes.Demonstrated ability to troubleshoot, repair mechanical and building systems.Strong environmental, health & safety mindset.Strong client‑service orientation and sense of urgency.Knowledge of Building Automation Systems (BAS) and HVAC systems.Effective communication skills.Mentoring skills to support lower‑level technicians.Willingness to work shifts, be available for on‑call, standby and emergency call‑outs.Must strictly adhere to health and safety policies, including required PPE.Must be capable of obtaining appropriate security clearance.Valid driver’s license.Licenses & Professional Accreditation
Building Operator Certification or equivalent through an accredited institution.Provincial HVAC or apprentice license (e.g., Gasfitter I & II, refrigeration license, etc.).Seniority Level
