Reporting to the Director of Operations, the Senior Project Manager is responsible for total project delivery of planning, execution and monitoring to ensure compliance with safety, quality, budget and schedule.

This position is based in our Calgary, AB office with travel to project sites required.

What You Will Be Working On

Opportunity Management and Opportunity Response

Act as lead in proposal responses to the Client with the support of Marketing and other team members.

Pre-Construction Management

Carry out all project management activities as laid out in the Project Delivery Framework.

Lead handover meeting of newly assigned project(s) with Tender / Estimating group.

Ensure all team members have read and understood project objectives, including project specifications / agreements and head contract requirements.

Ensure all contracts and subcontracts are issued in accordance with the schedule.

Establish and complete specific project management plans incorporating Safety, Quality and Environmental plans.

Ensure all document control requirements are up to date and detailed to create the records of events.

Complete project schedule with input from Project Superintendent and subcontractors using either MS Project or Primavera P6, ensuring critical path logic and sub critical path logic is in place. Gain acceptance and approval from both Client and Subcontractors.

Ensure compliance with all Occupational Health & Safety Acts / Construction Safety Act regulations applicable to the Province in which the project is being executed.

Hold and lead financial start up meetings with internal SO parties to ensure cost code allocation is understood and correct.

Prepare all scope of works for subcontracts and direct reports.

Assist in bid processes if, and when, required.

Hold and lead subcontract award meetings and ensure the contracts and scope are aligned with project goals and head contract requirements.

Provide breakdown of initial cost code allocation for review and acceptance of internal team.

Construction Management

Carry out all project management activities as laid out in the Project Delivery Framework.

Review shop drawings and submission requirements prior to submissions.

Responsible for all financial requirements of the project, including revenue forecasting, billing and approval of payments.

Establish and monitor construction work schedules including “look ahead” schedules.

Update schedule weekly and ensure Superintendent look aheads are aligned with Master schedule.

Review all RFIs and change order requests prior to submission to client and owner representative.

Ensure all works meet, and or, exceed federal, provincials and municipal laws and standards and that Site operation are following the requirements of the Inspection and Test Plan and Quality control procedures.

Lead biweekly meetings with the client or owners representative, with detailed minutes, full review of outstanding RFIs, change order requests, conflicts and risk register.

Prepare monthly external and internal reports as per project procedures manual and requirements of the contract.

Ensure all insurances, licenses, bonds, LoC and certificates are in place and renewed when required.

Ensure compliance with all Environment regulations and policies.

Ensure all commercial terms are followed at all times as to the requirements of the project, head contract and legal obligations.

Mentor and inform all direct reports of processes and procedures.

Ensure project completion plan is in place 12 months prior to project completion.

Administer and ensure adherence to all applicable labour agreements and labour standards.

Allocate work and provide direction to the appointed Project Coordinators in the administration of the contract as it relates to : customer relations; RFIs, scope of works, extra works orders, issue logs, NCRs (Quality), deficiencies, administrative distribution, commissioning, as built documentation and close out documents.

Post Construction Management

Carry out all project management activities as laid out in the Project Delivery Framework.

Responsible for completion of any deficiencies and issues related to warranty period.

Ensure total completion of project, contractually and financially.

What We Are Looking For

Post-secondary education, such as a degree or diploma in a related field, and / or relevant combination of experience

10+ years’ leadership experience in a construction company

Proven track record of successful commercial or institutional project management of major building construction projects in excess of $80 million

Deep expertise and a proven track record with respect to the continuous improvement project delivery services and value added constructability processes and practise

Experience in gaining major bids with joint venture partners, with proven management of successful infrastructure and construction bids

Proven ability in ensuring successful completion of projects, their profitability, and for retaining owners as continuing clients of the company

Experience with all contract types : Construction Management, Design Bid Build, Hard Bid

Ability to use MS Word, Excel and Outlook, MS Project, Primavera P6, SAP, Electronic Document Management System, Bluebeam, Plangrid

Evidence of exceptional leadership skills and ability to influence, mentor and coach

Ability to inspire trust in difficult situations by instilling confidence and engaging people on matters that affect them

Ability to forge, grow and maintain positive relationships

Ability to manage multiple priorities simultaneously and meet the time demands of unpredictable activities; capable of handling pressure and challenges

Ability to work within tight deadlines and prioritization of work to achieve them

Strong critical thinking, troubleshooting, presentation and problem-solving skills

Highly developed interpersonal, communication, and negotiation skills

Demonstrates a sense of urgency and strong commitment to achieving goals; ability to work in challenging, fast paced environment

Superior written and verbal communication skills at multiple levels : client / owner representative, construction site

Ability to use stairs, ladders, scaffold and climb over rough terrain

Ability to work long hours per day in sometimes poor weather conditions
