Role Summary
The Mechanical Quantity Surveyor will be the functional lead between traditional cost management practices, field execution and our evolving construction technology and data strategy. Working out of our Vaughan office, this role will combine deep technical and commercial understanding with field-based verification, data integrity, and process improvement.

Duties and Responsibilities:
Labour Productivity Analysis
- Collaborate with site teams to define, track, and continuously improve labour productivity metrics (, man-hours per unit installed)
- Establish, maintain, and refine modern productivity databases and dashboards to support accurate forecasting, earned value assessment, and performance reviews
- Educate and influence field teams on best practices for measuring, recording, and interpreting labour performance
- Maintain productivity databases and dashboards to support forecasting and performance reviews.
- Analyze actual vs. planned productivity to identify variances, provide meaningful insights, and recommend data-driven corrective actions
Work-in-Place (WIP) Verification
- Conduct regular site inspections to verify completed work against project schedules, drawings, and reported progress
- Confirm that labour assigned corresponds to work physically installed, ensuring reported completion reflects reality
- Quantify and certify WIP for progress claims, schedule reconciliation and invoicing purposes
- Ability to serve as an independent, internal verification function, providing confidence in the accuracy of progress reporting and financial claims
- Experience supporting the re-education of the field and project teams on effective verification methods and the importance of accurate cost reporting
Measurement & Cost Management
- Prepare and maintain detailed quantity take-offs for mechanical systems (HVAC, plumbing, piping, fire protection, etc.) from drawings and specifications
- Develop, maintain, and validate Bills of Quantities (BoQs) and cost estimates where applicable, as required
- Support procurement by providing accurate quantities and specifications for tendering and purchasing
- Drive continuous improvement in cost management practices by integrating verified field data and digital tools into forecasting and reporting processes
- Coordinate with project managers, superintendents, and finance teams to ensure timely and accurate billing
Commercial & Contractual Support
- Assist in the preparation and submission of monthly valuations and progress claims
- Support change management by quantifying and pricing variations and assessing their labour productivity impact
- Monitor subcontractor performance and validate their claims against actual verified work completed
Reporting & Documentation
- Prepare comprehensive cost reports, productivity summaries, and WIP verification logs
- Develop executive-level dashboards and visual reports to communicate project and departmental performance
- Collaborate with internal stakeholders to streamline data collection, reporting, and analysis processes
- Champion modernization of project cost controls through digital tools and data-driven practices
- Ensure consistent documentation standards to support internal audits, client reviews, and continuous improvement efforts
- Maintain accurate records of quantities, labour hours, and site progress.
Must-haves:
- Degree or diploma in Quantity Surveying, Mechanical Engineering, Construction Management, or related field.
- Strong understanding of mechanical systems and advanced Proficiency in QTOs & estimating or cost management software (, AccuBid, AutoBid, CostX, Bluebeam, MS Excel, etc).
- Familiarity with productivity tracking tools, project controls, construction scheduling, and earned value management.
- Ability to act as a bridge between field operations, project management, and senior leadership
- Proven capability to influence change, drive adoption of best practices, and lead through collaboration rather than authority
- Experienced in mentoring and coaching others, with the ability to gain trust and respect across multiple levels of the organization
- Ability to work independently and collaboratively in a fast-paced environment and with Field Operations teams
- Excellent analytical, communication, and organizational skills
- Comfortable engaging in conversations ranging from field conflict resolution to executive-level presentations
- Skilled at distilling complex information into clear, actionable insights
- Experience working with field teams to assemble site analyses
This is a new position. The salary range is between $104,000 - $123,000
