***This position is for a SeniorProperty Manager in our Montréal office. The schedule is hybrid, Monday through Friday, with three (3) days in the office. Everyone must be in the office on Wednesdays***

About the role

As a Senior Property Manager, you will manage your assigned portfolio, overseeing operations, financial activities, and important relationships with our tenants, property owners, and vendors. You can share your innovative ideas by managing service contracts, overseeing tenant improvements, completing property inspections, and making recommendations.

• Annual budgets are to be respected, and deadlines set by the accounting department. Ensure compliance with the current year’s operating budgets and carry out capex projects in line with owners’ requests.
• Supervise and control all Operations and Capital Expenses, recoveries, YE adjustments, Tenant reconciliations, A/R, etc.
• Monthly reporting by ensuring the quality of information, adherence to deadlines, and alignment with annual budgets. Coordinate and collaborate with other departments to ensure cohesion in the information transmitted.
• Actively support environmental, social and governance (ESG) and real estate technology (Protech) initiatives. Implement and supervise all ESG programs and certifications for the portfolio’s properties.
• Actively support and promote national vendor management and procurement policy
• Periodic one-on-one with team members. Document coaching objectives, deliverables and progress of each employee under your supervision.
• Propose initiatives to maximize profitability per customer, suggest solutions, find opportunities to reduce operating expenses by using levers, improve or optimize time-saving processes, and thus maximize the profitability of our region.
• Demonstrate leadership skills, values and lead effectively.
• All other related tasks and duties required for this position

What You’ll Bring

• 7+ years of progressive experience in commercial property management
• Experience in YARDI Voyager (integrated accounting).
• Advanced skills in Microsoft Office applications (MS Word, Excel, PowerPoint and Outlook).
• Experience with capital improvement projects.
• You communicate clearly and effectively at all levels.
• You are proactive and solution-oriented
• Being bilingual in French and English will help you communicate with our owners, tenants, and colleagues nationally.
• You hold a CPM or RPA designation (not mandatory; however, it is a strong asset)
• Valid driver’s license and a vehicle
