Job description

We are currently searching for a Building Operator to join our Bow Valley Square Team in Calgary, Alberta .

Scope :

The Building Operator will be responsible for monitoring and adjusting building equipment to ensure maximum efficiency. With a customer service focused mindset, you will also ensure all tenant and operation teams’ requests are completed in a timely manner.

Responsibilities :

  • Monitoring and effectively maintaining the day-to-day operations, maintenance and repairs of the complex’s HVAC equipment (including boilers, chillers, air handlers, pumps, motors, fans, VFD’s, compressors, etc.), life safety systems, building automation systems and lighting systems
  • Regular water testing and treatment of all open and closed loops and the addition of chemicals based on the results of those tests
  • Timely responses / resolutions of all tenant requests, and ensuring there is on-going communication with tenants regarding any mechanical / HVAC issues
  • Maintaining all facility equipment through the Angus system, emphasizing energy efficiency, equipment life cycle, and regulatory / environmental guidelines
  • Liaising with service providers and contractors, ensuring their work is performed in a safe manner and to industry standards
  • Assisting in developing energy priorities for building systems to keep in line with sustainability practices and objectives, including daily energy management of HVAC and lighting systems
  • General maintenance and other duties as requested or assigned

Qualifications

  • Associate degree (AA) or equivalent from two-year college or technical school and a minimum of three years related experience and / or trade school training. Or equivalent combination of education and experience.
  • Current Alberta 4th Class Power Engineers License. A 5th Class would be acceptable if currently enrolled in 4th Class course to be completed within 12 months.
  • A valid “Universal” level certification for CFC and HFC based refrigerants (EPA Section 608); to service, repair, or dispose of equipment that could release ozone depleting refrigerants to the atmosphere or any similar combination of education and experience
  • Further appropriate license / permit for trade is a plus, i.e. Journeyman or Master Electrician License, City Licenses, Operators License, Steam Engineers License, etc.
  • Job may necessitate passing a government clearance for specific agency that is necessary component of job functions
  • Basic computer skills in Outlook, Excel & Word, and knowledge of CMMS software
  • Experience in operation, maintenance and basic repair of HVAC, heaters, pumps, refrigerant systems, compressors, water systems, etc.
  • Knowledgeable in energy management systems, techniques, and operations
  • Strong communication skills (both oral and written); organization skills, technical proficiency; problem solving and decision-making skills; and interpersonal skills
  • Working Environment & Physical Demands

  • This job operates in a professional office environment. This role routinely uses standard office equipment and technology such as computers, phones, and photocopiers
  • May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority / emergency situations (including overtime type assignments)
  • May require shift work and / or on call duties
  • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging / lifting devices
  • Regularly required to crouch and reach to install / move equipment by bending forward at the waist or by bending legs and spine
