A major owner and property manager of Class A office buildings in the Montreal area is seeking a passionate Director of Operations to manage all daily technical operations of a prestigious office building in the heart of the Montreal region.

As Director of Operations, you will be the pivot person responsible for all daily technical operations of the property. You will play a strategic role in assisting and managing capital investment, operating, and tenant improvement projects.

This Director of Operations role is essential to ensure the efficiency, profitability, and overall aesthetics of the building, as well as to maintain a safe and comfortable environment for tenants and clients.

Reporting to the Property Director, you will collaborate closely with management to support the various facets of property management and drive energy efficiency and sustainability initiatives (such as GRESB and BOMA BEST), which are core values for our client. This Director of Operations role requires excellent knowledge of building systems (HVAC, electrical, plumbing, etc.), as well as a working knowledge of technical operating systems like Angus or similar, and Metasys. This is a permanent, full-time position (40 hours/week), requiring presence during the building's business hours (Monday to Friday), with on-call availability for emergencies. The salary will be adjusted to skills and comparable to market conditions.

A crucial prerequisite for this Director of Operations position is perfect bilingualism (written and spoken). This requirement is essential because the incumbent will have frequent contact with stakeholders and parties located outside of Quebec. Success in this role requires recognized leadership, a keen sense of organization and priorities, as well as a demonstrated ability to motivate, coordinate, and supervise the teams under your responsibility. Responsibilities
The incumbent of this position, a strategic role in business administration, will be required to plan, organize, direct, and control the following elements:

Operational and Technical Management:
All daily technical operations of the property.

The efficiency and profitability of operations as well as the overall aesthetics of the property.

The maintenance, adjustments, repair, and cleaning of mechanical, plumbing, electrical systems, structures, and grounds (IT, BB, and Capex).

The delivery of services by both internal and outsourced personnel, including their schedules.

Financial and Contractual Management:
Service contracts, suppliers, and calls for tenders under their responsibility.

Budget proposals for operating services and allocated budgets.

Projects and Sustainability:
The management and/or assistance with Capex, Opex, or Tenant Improvement projects.

Energy efficiency and sustainability initiatives (e.g., GRESB, BOMA BEST).

Safety and Compliance:
Compliance with health, safety, and environmental standards.

Maintaining a safe and comfortable environment for clients and tenants.

Risk assessment and implementation of preventive actions.

Development of safety and security protocols and management of emergency situations.

Tenant/Client Relations:
Raising tenant awareness of procedures.

Demonstrating a sense of customer service and tenant satisfaction by being responsive and attentive.

Qualifications
Success in this Director of Operations role in business administration relies on the following skills:

Leadership and Management:
Recognized leadership, sense of organization, demonstrating adaptability, and having a sense of priorities.

Ability to motivate, coordinate, and supervise the teams under their responsibility.

Sense of customer service and tenant satisfaction.

Technical Expertise:
Possess excellent knowledge of building systems (HVAC, electrical, plumbing, etc.).

Hold general knowledge of safety, housekeeping, building automation systems, electrical and mechanical systems, and fire safety.

Have a good understanding of industry standards, policies, and procedures.

Be able to read and comment on various plans (electromechanical engineering and architecture).

Software:
Master Windows Office operating systems, including Word, Excel, PowerPoint.

Master the Angus operating system or similar.

Master or have a working knowledge of the HVAC operating system "Metasys".

Education and Experience:
Hold an undergraduate university degree (Bachelor's) in architecture, engineering, administration, or an RPA (BOMA) certification AND two (2) years of experience in a similar role OR Possess five (5) years of relevant experience in a similar position.
