Warranty Supervisor (Contract)

• Experience with multi-family and mixed-use real estate projects
• 5-7 years experience in home repairs or home warranty work
• Calmness and professionalism under pressure
• The ability to perform home repairs with a high degree of quality and efficiency
• Exceptional verbal communication and customer service skills
• Excellent organizational skills with the ability to simultaneously manage multiple priorities in a deadline-driven environment

• Perform repairs on work orders that do not involve a trade
• Update service item work order status daily in the Homeowner Care system making notes re: other issues not warrantable items homeowner damage recommended back charges etc.
• Troubleshoot mechanical/electrical issues and resolve if possible as appropriate. If not you will communicate with the respective trade service person to schedule their attendance to remedy the issue
• Communicate regularly with the Customer Service Team regarding service item status prioritization and timing to complete requested warranty work
• Conduct customer orientations as required
• Meet with/supervise contractors as required
• Assess reported common area deficiencies carry out necessary repairs calling in contractors as appropriate
• Order and maintain supplies equipment parts materials needed to complete warranty work orders; submit expenses
• Participate in special projects and perform other related duties as requested
