As Senior Property Manager you will perform functions to manage, direct and provide leadership to an assigned team of Property Managers.

Ensure properties are maintained and operated in accordance with company objectives and facilitate solutions to problems between communities and internal support staff, guided by precedent and working within the limits of established policies..

Duties & Responsibilities

  • Provide management and leadership to properties within assigned region and book of business
  • Collaborate with the Regional Director to develop goals and communicate established goals
  • Ensure goals of the company and its clients are consistently met
  • Manage the functions of a team in different properties while maintaining standards of excellence for processes, methods and personnel
  • Manage the process improvement and quality control of property management functions to maximize productivity and ensure quality service is delivered
  • Provide leadership and direction and assist in the investigation and resolution of any issues that arise
  • Establish and maintain a positive relationship with Board of Directors, assigned Property Managers and internal departments
  • Mentor and support Property Managers to meet the needs of the community efficiently and motivate employees for maximum individual potential
  • Conduct site inspections regularly. Identify deficiencies and provide recommendations and action plans in order to improve the property Maintain harmonious employee / employer relations
  • Maintain awareness of changes in rules, statutes or regulations and communicate changes to staff
  • Direct training of staff when new procedures are required to comply with changes
  • Practice and adhere to FirstService Residential Global Service Standards
  • Conduct business at all times with the highest standards of personal, professional and ethical conduct
  • Perform or assist with any operations as required to maintain workflow and to meet schedules
  • Notify supervision of unusual equipment or operating problems and the need for additional material and supplies
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines
  • Ensure all safety precautions are followed while performing the work
  • Follow all policies and Standard Operating Procedures as instructed by Management
  • Perform any range of special projects, tasks and other related duties as assigned

Supervisory Responsibilities

  • Directly or indirectly supervise a team of Property Managers
  • Assist the managers with their challenges as they arise and coach to ensure that the FirstService Residential condominium management standards are being met
  • Provide assistance in assuring accuracy and completeness of the monthly Management Reports and all aspects of it
  • Assist and support the managers with the AGM / Turnover process and meetings
  • Assist managers in the bidding and contract renewal processes
  • Train and develop staff
  • Maintain good relations with the Board of Directors / Developers
  • Partner with all levels within the company and work to achieve goals with a team approach
  • Ensure the Global Standards and company core Values standards are being met, communication, endorsed, instilled and implemented
  • Develop a team culture that is rich in empowerment and collaboration
  • Ability to process problems and recommend sound solutions to such problems
  • Calm, intelligent and versatile crisis manager with developed conflict management skills
  • Assist in the preparation and development of annual property management operating budgets
  • Comprehensive understanding of legal contracts
  • Skilled at creating and implementing strategic plans
  • Audit site operations to ensure that the condominium management standards are being met
  • Plan and conduct team meetings with your Property Manager team
  • Other duties as assigned

Education & Experience

  • Hold a General License in good standing,
  • Bachelor’s Degree in Business or related field from an accredited college or university
  • 5 years working in residential, commercial or industrial management experience preferred
  • 5 years of Supervisory experience
  • Working knowledge and experience in financial accounting in commercial real estate, financial reporting, and budgeting is necessary
  • Experience in maintenance, construction, engineering and all facets of property operation and building management is an asset
  • Ability to plan, organize and coordinate multiple projects and ability to read and understand construction specifications and blueprints is needed

  • Knowledge of and the application of Condominium Act in community operations
  • Excellent organization, motivation, leadership, management and interpersonal skills
  • Critical thinking, complex problem solving, judgment and decision making ability
  • Excellent customer service skills
  • Strong verbal, presentation, and written communication skills.
  • Ability to communicate and provide guidance to all employee levels
  • Ability to read, analyze and interpret technical procedures, leases and / or regulations
  • Must have a strong work ethic and be detail-oriented with excellent organizational and multitasking skills
  • Ability to work with sensitive or confidential information
  • Demonstrated experience managing large, complex accounts or projects.
  • Ability to meet deadlines and work well under pressure
  • Ability to work well in a team environment as well as independently.
  • Self-motivated and able to work with minimum supervision
  • Must be self-driven with the ability to identify, plan and prioritize business opportunities
  • Knowledge of mechanical operations of a building and equipment preferred
  • An assertive / positive / passionate team player who can manage tasks for crucial deadlines
  • Accepts direction and supervision
  • Have reliable transportation to travel to condominium sites in Toronto and surrounding area
  • Strong PC application skills with MS Word, Excel and Outlook
  • Emergency on call after hours service and evening meeting commitments

Travel

Travel to head office is required.
