Responsibilities :
- Establishes and maintains excellent relationships while working closely with residents, staff, customers and contractors
- Consults with staff and provides technical guidance, recommendations, and assistance in the analysis of building system problems; contributes to the development of options and recommends solutions
- Ensures all aspects of the building operations including but not limited to HVAC, mechanical, life safety, operating systems, plumbing, electrical, general carpentry, painting, snow removal, pool maintenance, and equipment are operated in a safe manner and in compliance with all applicable codes and regulations
- Completes all resident service requests in an efficient and timely manner
- Responds to emergencies on a 24-hour basis, on a rotation; performs on-call emergency procedures as required
- Prepares suites as required, which may include painting, cleaning, general repair and housekeeping to ensure a quality product to our residents
- Maintains grounds, pools, common areas, and pet spaces to keep them clean, free of trash, debris, and other safety issues
- Reports any maintenance issues that affect the budget such as life safety, building operations service, vacant repairs, property damage, and common area needs to the manager
- Responsible for the planning, execution and documentation of all prescribed preventative maintenance tasks
- Complies with company policies and procedures at all times and ensures building standards and efficiencies are maintained
- Ensures compliance with applicable legislation such as the Ontario Building Code, Ontario Fire Code, Canadian Standards Association, Technical Standards Association, and Electrical Safety Authority
- Attends and participates in training programs as required by Fitzrovia and local city and provincial jurisdictions
- Provides superior customer service and consistently maintains a professional, courteous attitude when dealing with residents, coworkers and the general public
- Maintains and safeguards all company tools and equipment
Qualifications and Experiences :
High school diploma or equivalent required3 - 4 years of experience in commercial or residential building operations1- 2 years of supervisory experience requiredBilingual proficiency in English and French is requiredBuilding Environmental Systems (BES) Operator Class 1 and 2 an assetPrevious experience in construction, HVAC & plumbing preferredKnowledge of computerized maintenance programs (CMMS) preferredDemonstrated ability to perform building repairs and knowledge of constructionKnowledge of Ontario Fire Code, Building Code, Canadian Electrical Code, Occupational Health and Safety Act and other relevant legislation including “Confined space” entry procedures and relevant testing equipmentExemplary verbal and written communications skillsAbility to multi-task, prioritize, and manage time effectivelyComputer literacy and MS Office computer skillsMust be able to work any shift Sunday-Saturday to support the company’s business needsKnowledge of all facets of building operations and maintenanceNotre client dessert une clientèle ayant une présence nationale et internationale et doit être en mesure d’offrir des services en français et en anglais.
