Third Space is a Vancouver-based landowner and real estate developer with a commitment to social and environmental impact. Driven by their "Triple Ps" – People, Planet, and Profit – they focus on meaningful contributions to Vancouver through sustainable practices, below-market housing, and maximizing occupancy in income-producing properties. The company boasts a dynamic and diverse portfolio with sixteen income producing properties strategically located across Greater Vancouver and includes industrial, office, and multifamily properties. Their ambitious goals include building below-market homes, achieving net-zero environmental impact, and growing their IPP (Income-Producing Properties) portfolio, which boasts an impressive 99% occupancy rate. The Position :
Third Space is seeking a Director of Property Management to lead the operations of its Income-Producing Properties (IPP) portfolio. This is an exciting growth opportunity for the business and reports to the VP of Asset Management. This role will focus on optimizing financial performance, ensuring high property standards, and enhancing tenant satisfaction. The Director will lead a team of seven and work across five functional areas : Property Operations, Residential Leasing, Customer Relations, Financial Management, and New Project Support. Key responsibilities include :
Property Operations :
- Oversee all IPP capital improvements and select tenant improvement projects.
- Lead daily operations, including property management, building operations, and leasing.
- Build strong relationships with key vendors and service providers.
- Establish and regularly update property operating policies and procedures in alignment with BOMA standards.
- Ensure building safety and perform regular property risk assessments and fire safety plans.
- Develop and implement sustainability initiatives aligned with company goals, supported by the Net Zero and Planet Impact team.
Financial Management & Performance :
Oversee the preparation and execution of annual operating and capital budgets, partnering with the Property Accounting team.Set and track IPP performance goals, including revenue growth and expense management.Coordinate with external brokers for annual property insurance renewals and lead property assessment evaluations.Asset Strategy :
Contribute to long-term IPP portfolio goals in alignment with company vision, including capital planning, revenue forecasting, and market trend analysis.Collaborate with the market intelligence team to identify growth opportunities and manage risk.Customer Relations :
Champion a leading customer experience, ensuring clear tenant communication and timely responses to inquiries and service requests.Conduct annual customer engagement surveys, taking action on feedback to enhance tenant satisfaction.Organize tenant appreciation events and initiatives to build a positive tenant community.Residential Leasing :
Create and administer policies to drive high occupancy levels and seamless leasing processes.Oversee all aspects of residential leasing, from marketing and property tours to tenant screening and lease execution.Lead the leasing and marketing strategy for new residential and mixed-use projects in collaboration with the Sales & Marketing team.New Project Support :
Advise the Development team on project design, including suite layouts, building systems, and common area requirements.Participate in development planning to ensure smooth project transitions from construction to operation.Prepare proforma operating budgets for new projects and oversee the handover of completed projects to Asset Management.The Requirements :
To thrive in this role, candidates should have :
7+ years of experience in property management, with an emphasis on managing complex portfolios.5+ years of experience specifically managing residential properties.Proficiency with Yardi and other property technology platforms.A Bachelor’s Degree in business or a related field; industry-recognized designations (e.g., RPA, CPM) are an asset.Strong leadership and team management skills with a demonstrated ability to mentor, motivate, and develop team members.Exceptional communication, organizational, and critical thinking skills.Why Should You Apply?
