Overall Function
The Investment Associate is responsible for analyzing investment proposals and opportunities, conducting / leading due diligence on transactions, underwriting, producing internal and client documentation, bringing together real estate market and economic research materials, and closing new equity and debt transactions.
The Investment Associate will participate in acquisitions, capital raising packages, monitoring financial controls, measuring performance, creating, and implementing business plans.
This position requires exceptional communication and decision-making skills with the ability to cultivate strong relationships with investors, brokers, tenants, and industry professionals.
Reporting Structure / Contacts
This position reports to the Managing Director and will work in conjunction with the Projects, Properties, and Finance teams.
Job Responsibilities
Investment & Financial Analysis And Reporting
- Conduct financial analysis, including property valuation, cash flow projections, and investment return analysis on development & hold opportunities.
- Prepare reports and performance metrics for stakeholders, including investors, lenders, and senior management.
- Implement budgeting and forecasting processes to ensure alignment with targets.
- Conduct market and property-level due diligence, including the coordination of site tours / broker meetings, review of property-level financials, rent rolls, third-party reports, and preparation of sales / leasing comps.
- Prepare investment memoranda and financial analyses to showcase investment potential.
- Facilitate mortgage negotiations and financing arrangements to optimize capital structure and funding for property acquisitions and developments.
- Present and facilitate questions from the Investment or Advisory Committee on proposed investments.
- Participate in active capital raising.
- Evaluate acquisitions, dispositions, and repositioning strategies to optimize portfolio composition and performance.
- Foster relationships with investors, providing regular updates, financial reports, and performance analyses and be accessible for communication.

- Advanced knowledge of financial statements and reporting.
- Ability to create systems and tools for accurate feedback and timely decisions.
- Maintain accurate and up-to-date lease records, tenant files, expiration schedules.
- Positive working relationships with all business units.
Qualifications
- Completion or pursuit of a master's degree or professional designation (CFA, MBA, CA, AACI) would be an asset.
- Experience in ARGUS or similar required.
- Proficiency in financial analysis, budgeting, and forecasting.
- Strong communication and relationship-building skills.
- Ability to manage multiple tasks and prioritize effectively.
