JOB SUMMARY :
The Manager, Asset Management works collaboratively across internal departments to optimize the portfolio, add value and establish effective measurement tools that lead to industry operating and financial outperformance. You will contribute to the full lifecycle of our development projects from supporting the initial underwriting of new acquisitions, to providing input on project design, playing a key role in managing the launch of new properties and ensuring the resiliency of property performance as properties stabilize. The ideal candidate is a self-starter who is outgoing, organized, thorough and works well under pressure.
ESSENTIAL DUTIES AND RESPONSIBILITIES :
- Identify revenue improvement and / or expense management opportunities through analysis of operating results, key leasing transactions, capital expenditures and implementation of asset management initiatives to maximize returns and enhance asset values;
- Assist in the preparation and presentation of monthly asset management and investor reports;
- Manage the development of annual operating and capital expenditure budgets, working collaboratively with Marketing, Operations, IT, Accounting, HR and Investments teams;
- Identify, negotiate and implement new ancillary revenue and service opportunities;
- Provide input and support to quarterly valuations for the Canadian Multi-Family portfolio;
- Review and provide input into commercial lease agreements, working closely with the Commercial Leasing team, to ensure adherence to budget / underwriting and that the Owners’ interest is appropriately represented;
- Develop cost-benefit analysis and cash-flow models to assist in making complex portfolio-level decisions;
- Develop strategic-level review and analysis on the portfolio;
- Manage portfolio risk by supporting property insurance placement and annual renewal program, and manage major insurance claims in collaboration with Operations, Legal and other stakeholders;
- Support daily project management of executing the property opening and launch plan for new projects;
- Provide input into the underwriting of new projects / investments in collaboration with the Investments team;
- Keep abreast of relevant industry trends affecting the company and the portfolio.
EDUCATION, EXPERIENCE AND SKILLS :
Bachelor's degree or greater in Business Administration, Accounting or related discipline;Minimum of 5 years of experience in a similar role in the real-estate industry;Strong business acumen with a deep understanding of profit and loss statements for multi-family properties, as well as key drivers of property valuation and returns;High proficiency in Microsoft Excel, Powerpoint and Word;Experience presenting complex issues / concepts in a manner that is easy to understand;Highly driven, committed, organized and flexible with the ability to meet challenging deadlines while prioritizing multiple tasks and projects;Strong interpersonal skills and team orientation with flexibility and resilience in dealing with a variety of different personalities;Self-motivated with excellent attention to detail, goal-oriented and driven by integrity.LI-Hybrid
