SCOPE
Working within the Asset Management Section of Realty Services, the Senior Property Agent is a highly skilled real estate professional with experience in leasing and property management. The successful candidate will be a team player, working collaboratively with internal and external stakeholders across a variety of projects and property types to maximize the financial performance of their portfolio and advising on capital improvements and value-added strategies. This senior level position offers hybrid work opportunities and a blend of office and field work pertaining to the acquisition, disposition, leasing and management of real property.
RESPONSIBILITIES
- Negotiate and draft offers, lease and license agreements, amendments, surrenders, rent reviews, statutory rights of way and other agreements for use of property.
- Carry out market research, prepare rent proposals and review third-party appraisal reports.
- Field real estate inquiries and explore new revenue growth opportunities through proactive management of the City’s land inventory, making recommendations and executing plans to optimize land use.
- Dispose of surplus civic lands through completion of the road closures and sale process.
- Complete property management duties as required including completing property inspections, coordinating repairs and maintenance, demolitions and other contract administrative tasks.
- Prepare memos and reports and make recommendations to management in respect of policies, procedures and best practices pertaining to municipal real estate.
- Support civic infrastructure projects through the acquisition of partial and fee simple rights.
QUALIFICATIONS
Qualified applicants will have the following experience, education, and licenses/certificates:
- Completion of a two-year diploma in a related discipline such as Urban Land Economics, Real Property Management Licence or other relevant education.
- Possess a minimum of eight (8) years of real estate experience preferably in a property management environment with an emphasis on negotiation.
- An equivalent combination of experience and training may be considered.
- A valid BC Driver's license with a safe driving record.
- Eligibility for membership in either the International Right of Way Association, the Appraisal Institute of Canada, or the Real Estate Institute of BC.
Knowledge, Skills, and Abilities
- Good judgment, demonstrated aptitude and ability for tactful and diplomatic negotiation, along with solid analytical abilities.
- You are someone who sees the "Big Picture" and is a strategic thinker, aligning business practices to the overall direction of the organization.
- Excellent interpersonal and communication skills, including the ability to liaise effectively and positively with both staff and outside contacts.
