About the Role
Our client, a leading commercial real estate and property management organization, is seeking a Building Operator to support the day-to-day operations, maintenance, safety, and service delivery of a commercial property.
Reporting to the Property Manager and/or Operations Supervisor, the Building Operator will be responsible for ensuring the property is maintained to a high standard while providing responsive and professional service to tenants, clients, contractors, and suppliers. The successful candidate will have a hands-on approach, strong troubleshooting abilities, and a commitment to maintaining safe, efficient, and well-functioning building operations.
Key Responsibilities

Perform daily building operations, maintenance, inspections, and service activities in accordance with established procedures and company standards.

Monitor and operate building systems, including basic mechanical, electrical, plumbing, and HVAC equipment.

Conduct routine inspections and investigate building operational issues, identifying and reporting deficiencies or unusual conditions to the Property Manager, Supervisor, or Assistant Property Manager.

Complete maintenance records, checklists, reports, statistics, and other documentation accurately and in a timely manner.

Utilize building operations and work-order management systems, including Building Engines, to track and document work activities.

Respond promptly to building emergencies and service calls as directed by the Property Manager, Supervisor, Assistant Property Manager, or Property Administrator.

Prioritize and coordinate basic maintenance activities to address tenant and client requirements.

Perform basic adjustments, troubleshooting, and repairs to mechanical, plumbing, and electrical systems.

Assist with preventative maintenance programs and support the Property Manager/Supervisor with ongoing building maintenance requirements and projects.

Support the monitoring and tracking of service contracts and assist with the tendering and renewal process for expiring contracts.

Maintain building grounds, common areas, and facilities in accordance with company standards.

Support building security by identifying, investigating, documenting, and reporting security concerns or breaches.

Operate tools, equipment, and machinery required to safely complete assigned tasks, including compact utility tractor equipment.

Maintain a professional and courteous relationship with tenants, contractors, suppliers, and visitors.

Work collaboratively with other building operations personnel to ensure a consistent and high level of service.

Complete special assignments and other duties as required by the Property Manager or Supervisor.
Qualifications & Experience

1–3 years of experience in commercial property management, building operations, facilities maintenance, or a related environment.

Working knowledge of building operating systems, including basic electrical, mechanical, plumbing, and HVAC systems.

Previous experience with building management/work-order systems such as Building Engines is an asset.

Fire safety knowledge and experience is considered an asset.

Experience with security systems, parking operations, janitorial/custodial services, or groundskeeping is an asset.

Ability to safely operate a compact utility tractor is required.

Valid driver's licence with a clean driver's abstract.

Ability and willingness to work rotating shifts, including evenings and weekends.

Availability to respond to on-call requirements and attend the property as needed to address operational issues or emergencies.
