Lead Building Operator
Reporting To : Facility Manager
Core Purpose of Job : Perform skilled technical work related to service, maintenance, and operations of building system components according to established policies and procedures. Provide oversight to a team of building operators and day-to-day site management, tracking work order completion with the team and directly overseeing off-routine emergency response to critical site conditions. Respond to and resolve service requests from various departments throughout the facility, assign work to other building operators, and report and escalate serious issues to the appropriate parties.
Scope of Duties & Responsibilities :
- Overall day-to-day operations, services, and maintenance of the building systems, including but not limited to electrical system, HVAC, plumbing, building automation system, fire, and life safety, building components, finishes, and furniture;
- Provide direct operational oversight to building operators.
- Perform and schedule preventative and reactive maintenance tasks;
- Ensure compliance with regulatory ad code requirements within the scope of services.
- Consult with regulatory agencies under the direction of the Facility Manager as required, , TSSA
- Use Building Automatic System to control and operate equipment, adjusting as required to improve efficiency;
- Review and troubleshoot Building Automation System alarms;
- Use a Computerized Maintenance Management System to manage work orders, and record accurate information within the work orders.
- Interpret specifications, schematics, drawings, and manuals to conduct repairs and work in a planned and effective manner;
- Complete and maintain records, logs, and reports pertinent to work assignments and the service contract;
- Perform work audits to ensure that the maintenance team is meeting safety and quality objectives;
- Maintain and test fire alarm systems, maintain primary and secondary distribution systems, and direct digital control systems;
- Respond to emergencies, such as fire, elevator entrapment, etc.
- Train, lead, and support building operators in their work, escalating performance or other issues to the Facility Manager;
- Perform all job functions in a safe manner and by all applicable legislation and best practices;
- Communicate effectively with facility users, the client, and all stakeholders to ensure that service delivery standards are met or exceeded;
- Adhere to the company quality management plan and policy
- Adhere to all company policies and procedures
- Perform all other related tasks as assigned by the Facility Manager.
Essential Requirements :
BES 1 / BES 2 certifications will be considered as an asset;Knowledge of WHMIS, occupational hazards, safe work practices, and applicable regulations, codes, and legislation;Proficiency in operating Building Automation Systems (BAS), Computerized Maintenance Management Systems (CMMS);Proficiency using Microsoft Office;The ability to lift items to 50lbs;The ability to work on shift, to be on call, and to be mobile within the assigned portfoliosStrong customer service, communication, and leadership skillsAble to work independently with minimal direction and able to respond to emergenciesStrong time management skills and ability to prioritize work to deliver successful results within agreed timeframesAble to foster a culture of continuous improvement and customer service excellence within the service delivery teamPosses a Province of Ontario driver’s license in good standing.
