Our client is an independent, boutique commercial real estate firm specializing in industrial leasing and sales throughout Toronto's northeast industrial markets, including Scarborough, Markham, and Richmond Hill. They are intentionally small, entrepreneurial, and highly relationship-driven. Unlike the large corporate brokerage environment, their team operates with a hands-on approach where junior professionals work directly alongside experienced brokers and are given meaningful exposure to the business from day one.
We are looking for an Analyst / Associate who wants to build a long-term career in commercial real estate. This is not intended to be a traditional back-office analyst position. The successful candidate will begin by supporting live transactions and developing strong analytical and market knowledge, with the opportunity to transition into a producing commercial real estate agent within approximately 6–12 months, depending on performance, initiative, and readiness. This is an opportunity for someone early in their career who is ambitious, curious, coachable, and willing to put in the work required to build a successful brokerage career.
The successful candidate will work directly alongside the President/Broker to gain firsthand exposure to commercial real estate transactions, client relationships, market research, business development and deal execution. The role will combine analytical work, transaction support, technology, market intelligence and hands-on exposure to the marketplace.
This role includes a flexible but busy schedule and you will be involved in working from the firm’s office, spending time conducting site tours across the GTA market, prospecting and business development meetings in-person and virtual, attending industry and networking events and some remote work.
Key Responsibilities:
- Build, maintain, and continually improve the firm's commercial real estate market database.
- Research industrial and other commercial real estate submarkets across the GTA and develop a strong understanding of market activity, availability, rents, transactions, and trends.
- Assist with underwriting opportunities, financial analysis, deal modelling, and transaction evaluation.
- Prepare proposals, letters of intent (LOIs), presentations, market analyses, and other transaction materials.
- Support the preparation and execution of marketing programs for listings and business development initiatives.
- Coordinate property tours and accompany brokers on tours, meetings, and client appointments.
- Shadow live transactions from initial prospecting through negotiation and closing to develop a practical understanding of the brokerage process.
- Assist with prospect research, client outreach, cold calling, and business development initiatives.
- Spend regular time in the marketplace developing relationships with owners, landlords, tenants, investors, and other industry participants.
- Help identify new business opportunities through market research, prospecting, networking, and direct outreach.
- Maintain accurate and up-to-date information within the firm's CRM and other technology platforms.
- Use AI and emerging technology tools to improve research, analysis, marketing, productivity, and business development.
- Attend industry, networking, and business events to build relationships and develop market knowledge.
- Support the broader brokerage team on transactions and projects as required.
- Take on increasing responsibility for client relationships and transaction activity as knowledge and experience develop.
Key Qualifications:
- 2-4 years of professional experience, ideally in commercial real estate, sales, finance, business development, or a related field.
- Previous commercial real estate internship, brokerage experience, or exposure to the industry is a strong asset.
- A genuine interest in pursuing a long-term career in commercial real estate brokerage.
- Strong analytical and problem-solving abilities.
- Excellent attention to detail and accuracy.
- Strong written and verbal communication skills.
- The confidence to communicate professionally with clients and industry contacts.
- A high degree of initiative and self-motivation.
- The discipline to consistently prospect, follow up, research, and build relationships—even when results are not immediate.
- The resilience to work through long sales cycles and understand that success in brokerage requires patience and persistence.
- A willingness to learn, accept coaching, ask questions, and continuously improve.
- A collaborative and respectful personality with the humility to learn from experienced professionals.
- Strong organizational skills and the ability to manage multiple priorities.
- Comfort working independently without needing constant direction.
- An entrepreneurial mindset and willingness to take ownership of results.
- Strong technical aptitude and/or technical proficiency with AI tools such as Claude, CRM Systems such as HubSpot, Google Workspace, MLS platforms is required
- Access to a reliable vehicle is required (tours)
- A real estate trading or broker license is an asset but not required to start, however; it will be a future requirement throughout the role and you will receive support during that facilitation.
- Mandarin or French language skills are an asset but not required
Compensation:
To start, in the Analyst side of the role, the successful candidate will receive an annual base salary c. $60,000-$65,000. The transition to a producing Associate role within approx. 6-12 months being in the role will transition to a commission-based role with the opportunity to include a draw to bridge the gap of income availability within a long sales-cycle. The brokerage adapts a strong structured commission plan that provides high six-figures earning. OTE for top producers is around 100-200k within first/second year and 300k+ plus in year 3.
