QuadReal: Excellence lives here. www.quadreal.com Role Description: Reporting to theOperations Supervisor, the Building Operator, Level2 is an intermediatelevel building operator responsible forproviding operational and technical support as a member of a building operations team.The primaryobjectiveof the Building Operator, Level2is toensure that the assigned real estate portfolio or complex of buildings is being managed andmaintainedin a safe and environmentally responsible manner and to the highest level of operational efficiency. Responsibilities: Assistingbuilding supervisors, maintenance mechanics and building superintendents with installation and repair of mechanical systems;

Installing,repairingandmaintainingclimate control and other mechanical systems withina building or portfolio;

Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices,roofing andlife safety systems;

General maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing;

Assistingwith environmental assessments and reporting;

Participating in corporate occupational health and safety program;

Assistingwith waste,recyclingand hazardous materials issues;

Monitoring of computerized control systems;

Responding to tenant service requests;

Assistingwith insurance and risk management inspections, remedialactionsand reporting;

Remainingcurrent and up to date with new industry practices, legislativechangesandnew technologies;

Other assigned duties.

Experience and Qualifications: 4thClass Power Engineer (or equivalent) or in process of attaining

Minimum of 3 years direct work experience in junior or intermediate position in commercial highrise buildingoperations;

Valid driver’s license;

Intermediate level skills in Microsoft Office.

Physical capability: Maintains the ability to exert moderate physical effort and can move quickly in emergency situations

Communication &Relationship Skills: Able to communicate effectively and professionally across all levels of the organization as a self-motivated team player committed to personal growth and ethical integrity

Time ManagementSkills: Able to effectively manage tight deadlines, work under pressure, and handle multiple priorities; able to work in emergency or conflict situations that may involve uncomfortable working conditions

Organizational & Leadership Skills: Ensure operations records, files and documentation aremaintainedin an orderly,accurateandtimelyfashion

Decision Making Skills: Able to solve problems and achieve goals using logical and strategic approaches

This job posting is for an existing vacancy within our organization. The expected annualized base salary range for this role is $67,000 – $73,000. Based on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.
