Job Description
Our client is a rapidly growing organization operating within the wireless infrastructure and commercial real estate sector. Backed by private equity and experiencing significant growth across Canada, they are seeking a creative and commercially minded Business Development Manager to help strengthen how the organization markets, positions and promotes its national portfolio.
Reporting directly to the Vice President of Business Development, the successful candidate will play a key role in developing targeted marketing materials, presentations, portfolio strategies and customer-facing initiatives that support future business-development opportunities.
This is not a traditional high-volume or quota-driven sales role. The position blends targeted B2B marketing, relationship development, presentations, portfolio promotion and business development. The successful candidate will help build the foundation for future sales by improving how the organization showcases its sites, engages customers, leverages data and creates opportunities.
Key Responsibilities
- Develop and enhance client-facing presentations, site packages, proposals and marketing materials.
- Customize presentations and marketing collateral for specific customers, sites and opportunities.
- Support the development of targeted marketing strategies for the organization’s national tower and site portfolio.
- Contribute ideas to improve the company website and create a more interactive and engaging customer experience.
- Help determine how available site and portfolio information can be presented more effectively to specific customers.
- Support industry conferences, trade shows, events, booths and other relationship-building initiatives.
- Work with internal data and a new data-management system to identify opportunities to better market available sites and support business-development activity.
- Conduct market, portfolio and customer research to support targeted outreach and future opportunities.
- Build and maintain relationships with wireless carriers, developers, municipalities, landlords and other industry stakeholders.
- Participate in client meetings, presentations and relationship-development activities.
- Conduct direct business-development outreach and help generate new opportunities.
- Support the progression of opportunities through a long sales cycle as the role evolves.
- Collaborate with internal teams including Operations, Real Estate, Finance and Site Development.
- Maintain CRM records, customer activity and relevant pipeline information.
- Travel periodically within Canada for customer meetings, conferences and team collaboration.
Qualifications
- Approximately 2–5 years of experience in business development, sales, marketing, commercial marketing, commercial real estate, infrastructure, consulting, planning or a related field.
- Strong presentation and written communication skills with the ability to create polished, persuasive client-facing materials.
- Commercially minded with an interest in understanding customers, markets and business opportunities.
- Creative and comfortable developing new ideas for marketing a portfolio, service or business.
- Comfortable with relationship building, direct outreach and the commercial side of business development.
- Strong interpersonal skills and confidence communicating with external stakeholders.
- Highly organized, detail-oriented and able to manage multiple projects and priorities.
- Self-starter who enjoys working in a fast-moving, entrepreneurial environment.
- Strong Microsoft Office skills, particularly PowerPoint.
- Experience with websites, digital marketing, databases or marketing technology is considered an asset.
- Experience using AI tools such as ChatGPT, Microsoft Copilot or similar technologies is considered an asset.
- Telecom, wireless infrastructure, commercial real estate, land development or infrastructure experience is considered an asset but is not required.
- Valid driver's licence and willingness to travel periodically within Canada.

- Comfortable using technology, data and AI to improve marketing and business-development activities.
Commission & Ramp-Up
This role offers uncapped commission potential, but candidates should understand that the sales cycle in this industry is long.
The first several months will focus heavily on learning the portfolio, developing marketing materials, improving how sites are presented, building industry relationships and creating future opportunities. As a result, commission may not be realized within the first six months and, depending on deal timelines, potentially not within the first year.
The longer-term commission potential can be significant, ranging from approximately $25,000–$40,000 on the lower end to $200,000+ for strong performers as opportunities mature. The ideal candidate will be motivated by sales and earning potential while also being comfortable investing time upfront to build the foundation for future success.
